Job Details:

We currently have an opportunity for an experienced Housing Sustenance Officer to provide housing management services to our vulnerable tenants across Medway. You will be mobile working with an office base in Chatham. You will be a hard-working individual who works well under pressure.

You will be required to manage and allocate responsibilities and reports to your line manager.

The main responsibilities for the role will be:

You will be responsible for:
Managing and overseeing the maintenance and upkeep of our properties , ensuring they are safe, habitable, and well-maintained for the service users

Conducting regular inspections to assess the condition of properties and identify necessary repairs or maintenance.

Arranging and overseeing repairs, liaising with contractors, and ensuring work is completed to a satisfactory standard.

Acting as a point of contact for service users regarding maintenance issues, providing information, and addressing concerns.

Ensuring properties meet health and safety standards and addressing any issues related to safety hazards.

Maintaining accurate records of maintenance work, inspections, and tenant communication.

Managing budgets for maintenance work and ensuring value for money.

Ensuring compliance with relevant policies and procedures related to repairs, maintenance, and tenancy management.

About you:

You must have property maintenance knowledge such as understanding plumbing, electrical, carpentry, and general building maintenance basics, awareness of health & safety compliance such as familiarity with housing safety standards (fire safety, gas checks, electrical testing, mould prevention).

You must have inspection skills such as the ability to assess the condition of properties and identify required repairs you must also have budgeting awareness including knowledge of cost estimates, quotations, and maintenance budgeting.

You must have clear communication including explaining repair needs to service users, instructions to contractors, and updates to the office. You must also be able to get the best value from contractors without compromising quality.

You must also have record keeping skills such as maintaining up-to-date maintenance logs and compliance certificates, time management skills including balancing multiple repairs across different properties As well as report writing such as producing inspection and incident reports for management or compliance bodies.

You must also be able to prioritise repairs such as deciding which repairs are urgent vs. non-urgent also including determining the root cause of recurring issues. Adaptability is also key in dealing with unexpected maintenance emergencies.
Digital communication is also vital such as using photos, reports, to update the office.Occasional out of hours working may be required to meet the needs of our service users.

Must be willing to use own car for work duties, so should have a clean driving licence. Must be willing to work with vulnerable adults and the ability to work with other members of the team.
