Full time – 37.5 hours per week

Salary: £34,000.00
- £46,000.00 depending on experience per annum, plus Serco benefits
Key purpose:

The Mechanical Lifecycle Works Project Manager will be responsible for the management and delivery of allocated Trust initiated Mechanical Lifecycle Works projects. This will include participating in the planning, design and delivery of any SPV Lifecycle Project works interfacing with the Serco Estates and Facilities team. The Mechanical Lifecycle Works project manager will support the Lifecycle Manager within the effective running of the entire end to end Lifecycle works process.

Main Accountabilities:

Customer Focus:
· Act as point of contact for the Trust on matters associated with Mechanical lifecycle Works.
· Focuses on delivering for the customer.
· Owns customer issues, resolves them and gets to the root causes so the issue won’t re-occur.
· Brings best practice to the team and uses it to meet customer needs.
· Challenges what is being done every day to find better ways of working.
· Undertake key negotiations as required with key stakeholders i.e. the Trust, SPV representatives, contractors and sub-contractors as required.
· Apply the Serco Values in all customer interactions.
· Actively seeks to improve delivery to and for the customer.

Financials:

· Delivers day to day but also knows what needs to be done to meet the long-term goals of their Contract.
· Effective operational management of the sub-contracts and supplier agreements entered in support of the James Cook Hospital.

Other:
· Participate as a member of the JCUH Estates Management Team, attending and holding meetings, delivering innovation, sharing good practice with other departments, and contributing effectively to debates.
· Undertake other reasonable ad hoc duties as assigned by the Building and Capital Works Manager
· Act with integrity, honesty, and knowledge to promote the vision and values of Serco. Working with the Contract SMT to ensure compliance with all Laws and statutory regulations. Represent the company at meetings with the stakeholders, Authorities, sub-Contractors, and the company’s external advisers.
· Clear about achieving their performance objectives and able to look at their personal development.
· Identifies and changes ways of working for the better in their own job.
· Thinks about the longer-term view i.e. Contract term or project duration and plans; accordingly,
What you’ll need to do the role:

· Knowledge of Private Finance Initiative (PFI) contracts; preferably in a hospital setting
· Proven operational and Project delivery experience within the facilities management service, including pre and post tender work with a focus on operational and project delivery.
· Ability to manage, interpret and suggest alternative solutions to operational and Capital scheme issues.
· Substantial Hard FM sector experience
· Well-developed financial and analytical skills and good competency to work with complex data from a variety of sources and produce detailed reports.

· Effective communication and customer relationship skills, including possessing a high level of diplomacy.
· Will work collaboratively with both internal and external partners.
