Head of Compliance – South Manchester

Senior compliance professional required to lead a growing lettings and property management business based in South Manchester and Cumbria. The role oversees compliance across the wider property portfolio, ensuring regulatory, safety, and operational standards are consistently met. The business offers a collaborative, professional environment with strong career development and a focus on excellence.

Role Overview
The Head of Compliance will be responsible for managing and developing the compliance function, supporting operational teams, and ensuring all properties and clients meet statutory and regulatory requirements. This role is strategic and hands-on, with responsibility for onboarding new properties, implementing governance frameworks, managing risk, and promoting a culture of continuous improvement across the business.

Key Duties
• Lead and manage all compliance activities across the property portfolio, ensuring statutory obligations are consistently met, including Gas Safety, EPC, EICR, Right to Rent checks, PAT testing, and other mandatory certifications
• Develop, implement, and improve compliance policies, procedures, and workflows across all teams
• Oversee compliance onboarding for new properties and clients, ensuring all documentation and certifications are in place
• Monitor compliance performance, identify risks, and implement corrective actions proactively
• Provide guidance and support to operational teams on compliance, regulatory, and governance matters
• Act as the key escalation point for compliance queries, managing complex cases and ensuring timely resolution
• Build and maintain professional relationships with landlords, tenants, clients, and regulatory bodies
• Prepare regular and ad-hoc reports for senior management on compliance, risk management, and operational performance
• Promote a culture of compliance and continuous improvement, including providing training and mentoring to staff

Key Skills
• Proven experience leading compliance or regulatory functions, ideally within property management, real estate, or a regulated sector
• Strong understanding of property law, tenancy regulations, and industry best practice
• Experience leading and managing teams on compliance and governance matters
• Exceptional attention to detail, organisation, and analytical skills
• Excellent communication and stakeholder management skills with a professional, client-focused approach
• Proactive, solutions-oriented, and able to implement improvements across multiple teams and sites
• Competent in compliance software and IT systems
• ARLA membership or CePAP qualification preferred, with support available for further professional development

Package
• Basic salary of £30,000 plus
• Realistic OTE through pooled commission and individual performance incentives
• 25 days’ annual leave plus bank holidays, increasing with 3 and 6 years’ service
