We are seeking an exceptionally skilled and commercially astute Senior Quantity Surveyor to be our in-house financial backbone. This is a critical role that ensures the robust financial viability and delivery of our landmark new-build schemes.
The Projects You Will Manage
You will be responsible for the full commercial management of our two core, high-profile projects:
Tontine Street, Folkestone (Flagship New-Build): A 45-unit residential apartment development in the heart of Folkestone’s creative quarter. This is a construction-ready scheme.
Diamond Terrace, Greenwich, London (High-End Luxury): A rare, bespoke three-bedroom townhouse in the prestigious West Greenwich Conservation Area, featuring a basement level and high-spec finishes.
Key Responsibilities
As our in-house Senior QS, you will own the commercial success of the projects from inception to final account:
Cost Control & Reporting: Prepare, monitor, and control comprehensive cost plans, budgets, and cash flow forecasts, ensuring maximum cost efficiency across the portfolio.
Procurement Excellence: Lead the end-to-end procurement process for all materials and sub-contractor packages, employing strategic tendering and robust contract negotiation.
Contract Management: Draft, manage, and administer all subcontract agreements, ensuring full compliance and mitigation of commercial risk.
Financial Administration: Conduct interim valuations, process payment applications, manage variations, and conclude final accounts efficiently and accurately.
Value Engineering: Proactively identify and implement value engineering opportunities to enhance project profit margins without compromising design integrity or quality.
What You Will Bring
The ideal candidate is a hands-on, self-motivated commercial professional with a keen eye for detail and a proven history of managing complex residential projects.
Experience: A minimum of 9+ years post-graduate experience as a Quantity Surveyor.
Sector Expertise: Mandatory experience in residential new-build construction, particularly with complex structures (e.g., apartments, basement construction).
Technical Acumen: Deep understanding of construction contracts (JCT or similar), cost measurement, and financial risk identification.
Autonomy: Proven ability to work effectively from home, managing multiple project timelines and commercial cycles independently.
Communication: Exceptional interpersonal skills for building strong, collaborative relationships with site teams, sub-contractors, and the wider development group.
Mobility: Must hold a full UK driving licence and have access to reliable transport for essential weekly site visits to Kent and London.
