The Project:
The Tontine Street Residential Development is a landmark project in Folkestone's vibrant Creative Quarter. It involves the construction of a new part 3-storey and part 5-storey building, delivering 45 high-quality, contemporary apartments with associated parking and communal facilities. The project has secured full planning permission.
The Role:
HiQ Build Ltd, the appointed main contractor, is seeking an exceptionally experienced and highly credentialed Project Manager to lead the execution of this flagship scheme.
This role is critical for ensuring the project's delivery on time, within budget, and to the highest standards. The successful candidate will report directly to the Main Contractor's Directors and be the single point of on-site authority for all construction and planning matters.
Key Responsibilities:
Full life-cycle management from site mobilization to practical completion (estimated 15-month build phase).
Detailed management of the build contract, including cost control, procurement, and risk mitigation.
Oversight of all sub-contractors, ensuring compliance with specifications, quality standards, and H&S regulations.
Management of design information flow between the design team (CCL Architecture), the Main Contractor, and the site team.
Providing weekly and monthly progress reports to the Directors and the financing team.
Essential Experience & Qualifications:
A minimum of 5 years of experience successfully managing residential new-build schemes of 45 units or more, or projects with a construction value exceeding £5 million.
Proven track record in managing complex urban infill developments.
Strong knowledge of UK building regulations, H&S standards, and quality assurance processes.
Excellent communication skills and demonstrable leadership ability.
