CWPT require an Estates Team Leader to be responsible for the day to day management of the estates hub in Marston Green.

To oversee operational maintenance service delivery; responsible for managing the day to day delivery of a compliant high quality, safe, efficient and value for money operational maintenance and minor projects function.
The post holder will be responsible for implementation and monitoring of a robust maintenance system. The role and objectives shall be set and directed by the Senior Estates Management team through delegation. The role shall report performance against objective as required.
The post holder will support the Senior Estates Management team on the development of standardisation of practices and processes within their area of responsibility to support the delivery of modern Maintenance services meeting compliant standards within a customer care focused service delivery.

To manage and control the Mechanical, Electrical and Building Estates Hub team and external contractors employed by the trust.
To be responsible for performance management issues, sickness absence management, disciplinary and grievance issues, one to one’s and staff appraisals. To ensure satisfactory time keeping and conduct of staff. Ensure staff records are kept relating to holiday and sickness.
To use the departments Works Management system to schedule, plan and prioritise staff/department workloads. Using the Works Management System to allocate resources (manpower and materials) in such a way that the estates department service level agreements (SLA’s) or Key Performance Indicators (KPI’s) are achieved.
To manage the routine day to day requests for Mechanical, Electrical and Building assistance.
To ensure a fast and effective response to breakdowns in accordance with Trust requirements and the Estates department Service Level Agreement (SLA)
To be responsible for ensuring Planned Preventative Maintenance systems are implemented, carried out and scheduled appropriately.
To provide technical advice and liaise with Estates Officers, Ward Managers, Departmental Heads, Risk Management, users and clients at all levels. To liaise with Statutory Regulators, Consultants, Fire Brigade, Contractors and Company representatives external to the Trust.
To establish and maintain quality systems to ensure work is carried out efficiently and effectively to current standards and codes of practice (including all relevant HTM’s).
To observe Statutory Health and Safety and other relevant requirements for a safe working environment, and to carry out Health and Safety Risk Assessments.
To proactively plan, schedule, supervise and monitor the activities of estates department staff and ensure that the productivity and performance of these staff is maximised.
To carry out any procurement, organisation or planning activities as may necessary to enable the estates department to carry out designated tasks.
For participating in the Estates on-call rota, where the frequencies of on-call may change from time to time.
To act as a Authorised Person (AP) / Responsible Person (RP) for at least two specialist hard FM services. For example, HV/LV, Water, Pressure systems, lifts etc.
To be prepared to supervise work that may need to be carried out in periods that are outside of normal working hours. This will from time to time require you to work evenings, nights or weekends, in addition to, or as an alternative to your standard working hours. Assist in planning shut downs as necessary. Flexibility is therefore an essential requirement of the position.
To carry out Maintenance Monitoring audits to buildings under the Trust’s Responsibility.
To take part in the recruitment of trade staff and to prepare Statutory, Mandatory and basic training plans for the Engineering and Building Estates team members.
To produce progress reports, write method statements, risk assessments, permits to work for Trust staff.
To provide Estates and Capital support to other organisations when required.
