We are looking to recruit a Minor Works Manager to join us on our L&Q Minor Works, Disrepair and Voids Contract based from our Tottenham office.
About the Role
This is an exciting opportunity to join a new and growing team within the Planned Works Hub with the aim to grow the client base
You will lead the day-to-day activity of the Operational Minor Works delivery team, in accordance with our best practise and governance standards, you’ll ensure all business objectives are met, within overall time, cost and budget constraints, whilst supporting the bid and business development process.
With a detailed understanding of operational, commercial, and contractual KPIs, you’ll manage and maximise operational service delivery and productivity, promoting a clear focus on quality assurance, service accessibility and responsiveness, maximining client involvement and feedback. This is an opportunity to grow the client base and grow with the company
About You
Candidates will have the following attributes:
- A background in Social Housing and Repair and Maintenance, Voids, Disrepair and Minor Works.
- Operational responsibility for delivery of multiple works elements, ensuring business and client objectives are met.
- Ability to manage a diverse team e.g. subcontractors and back-office staff.
- Circa £5-10m budget with opportunity and requirement to help this grow further by unlocking opportunities.
- Good commercial acumen – understanding and delivery of profitability and cost control.
- Financial budget responsibility reporting into the Operational Lead.
- Driving KPI performance, to exceed target where possible.
- Ability to establish and maintain effective customer relationships.
- Passionate about service delivery and customer satisfaction.
- Well organised, with good Health, Safety and Environmental knowledge.
- Good communication skills e.g. ability to communicate with different stakeholders at different levels.
- Good level of written English e.g. ability to write responses to complaints.
- Good computer skills - IT literate.
- Good project management skills.
- The job will entail both working from our Tottenham office along with site and client office visits
Essential qualifications:
- Level 4 in Construction or Management or equivalent or demonstrate extensive experience in a similar / related role,
- CSCS Card Black or working towards
You must hold a valid full or automatic UK driving licence held for a minimum of 12 months as a company vehicle will be provided (work use only) along with a flexible approach as you’ll be required to travel to sites around the area.
