About the Role of Design Manager
In this role, you will take full responsibility for design management and coordination across a major design & build residential scheme valued in excess of £100m. Working closely with the contractor's design team, subcontractors, and client representatives, you will ensure the design is delivered efficiently from Stage 3 through to completion within a fast-paced programme. This is a predominantly site-based role, offering hands-on involvement and the opportunity to lead from the front on a high-profile project.
Responsibilities for Design Manager:
* Manage and coordinate the full design process across the project lifecycle
* Lead and oversee the contractor's design team, including all subcontractors with design responsibility
* Develop and manage the design information release schedule in line with the master programme
* Chair and lead design team meetings, workshops, and progress reviews
* Ensure all design deliverables are met in line with programme and quality expectations
* Review Employer's Requirements (ERs), carry out gap analysis, and manage RFIs
* Input into subcontractor procurement, scopes of work, and package coordination
* Carry out buildability reviews and identify any commercial impacts of design changes
* Manage design approvals and maintain full control of design submittals
* Ensure compliance with all regulatory requirements including Building Safety Act, planning, building control, BREEAM, and warranty providers
* Oversee sample approvals and maintain trackers for client sign-off
* Contribute to monthly progress reports and present updates in project meetings
* Support pre-construction activities and assist in compiling O&M manuals
* Liaise with document control to ensure accurate and efficient information management
Requirements for the Design Manager Role:
* Proven experience as a Design Manager on large-scale residential design & build projects
* Strong understanding of residential construction, building regulations, and the Building Safety Act
* Experience coordinating design from Stage 3 through to completion within tight programmes
* Excellent ability to manage consultants and subcontractors to meet deadlines and deliverables
* Strong communication skills with confidence in leading meetings and engaging with client teams
* High level of attention to detail and strong organisational skills
* Commercial awareness and ability to assess design impacts on cost and programme
* Proficiency in Microsoft Office (Word, Excel, Outlook) and platforms such as Procore
* Understanding of CDM regulations and Principal Contractor/Designer responsibilities
* Basic knowledge of BIM is desirable
