The Role
The Estate Services Manager – Building Services & Maintenance will lead and oversee operational delivery across the London estate portfolio. The role is responsible for ensuring building services, cleaning, and maintenance activities are delivered effectively, safely and in line with organisational standards. Working within the Estate Services Operations structure, the postholder will manage day‑to‑day service performance, contractor activity, compliance requirements and resident‑focused outcomes.
Key Responsibilities
Manage the delivery of building services, cleaning and maintenance across allocated estates
Oversee operational performance, ensuring services meet required standards and KPIs
Lead and support estate‑based teams, providing direction, guidance and performance management
Ensure compliance with health and safety, statutory obligations and organisational policies
Monitor contractor performance and ensure value for money across service delivery
Respond to estate‑related issues, service requests and resident concerns in a timely manner
Contribute to continuous improvement initiatives within Estate Services
Maintain accurate records, reporting and documentation to support operational oversight
Candidate Requirements
Proven experience in estate services, building services or maintenance management
Strong understanding of compliance, health and safety and operational service delivery
Experience managing teams and contractors within a housing or property environment
Excellent organisational, communication and problem‑solving skills
Ability to work independently and collaboratively within a structured operational team
Professional, proactive and committed to delivering high‑quality estate services
