Company Overview

A leading housing developer is seeking a Contracts Manager to join their West Midlands division. This is an excellent opportunity for an experienced Senior Site Manager or Project Manager specialising in house building who is ready to progress into a Contracts Manager role within a dynamic and well-established organisation.

Job Description

The Contracts Manager is responsible for overseeing, managing and delivering multiple residential construction projects to the highest standards of quality, cost control and time management. This role demands a proactive approach to contract administration, risk management and stakeholder engagement to ensure successful project completion and customer satisfaction.

Key Responsibilities

• Manage and administer contracts throughout the full project lifecycle, ensuring compliance with company policies and legal requirements.
• Lead the preparation and negotiation of contract documentation, variations and claims in collaboration with commercial and legal teams.
• Coordinate with project teams, subcontractors, suppliers and clients to resolve contractual issues promptly and effectively.
• Monitor project progress, costs and cash flow to ensure delivery within budget and timescales.
• Identify, evaluate and mitigate contractual risks and implement appropriate controls.
• Provide regular reports and updates to senior management on contract status, potential issues and opportunities.
• Ensure adherence to health and safety legislation and company standards on all sites under management.
• Support the continuous improvement of contract management processes and systems.
• Develop and maintain strong professional relationships with all stakeholders to foster collaboration and trust.

Required Qualifications

• Site Management Safety Training Scheme (SMSTS) certificate.
• Construction Skills Certification Scheme (CSCS) card.
• First Aid at Work certification.
• National Vocational Qualification (NVQ) Level 6 in Construction Management or equivalent.
• Valid full driving licence.

Experience

• Substantial experience as a Senior Site Manager or Project Manager within the house building sector on high volume developments.
• Proven track record of successfully managing contracts on residential construction projects.
• Experience liaising with multiple stakeholders including clients, subcontractors and suppliers.
• Demonstrated ability to manage budgets, schedules and contractual obligations effectively.

Knowledge and Skills

• Comprehensive understanding of construction contract law and industry standard contract forms.
• Strong commercial awareness and negotiation skills.
• Excellent communication and interpersonal skills, with an ability to influence and build rapport.
• Highly organised with strong attention to detail and problem-solving capabilities.
• Proficiency in project management and contract administration software.
• Sound knowledge of health and safety regulations relevant to construction sites.

Working Conditions

This role requires frequent visits to construction sites within the West Midlands region. It involves working in varied weather conditions and adherence to strict health and safety protocols is essential. The position is office and site based, requiring flexibility to manage multiple projects simultaneously and occasional extended hours to meet project deadlines.
