Overview
A growing regional contractor is seeking an experienced Senior Site Manager to support its expanding Eastern Region operations. The business has seen sustained growth, supported by a strong pipeline of commercial, mixed-use, residential, hospitality and complex refurbishment schemes ranging from £10m–£50m.
The company is part of a wider group approaching £200m turnover, with a stable leadership structure and a clear long-term growth strategy.
This role is ideal for a driven, hands-on Senior Site Manager who wants to progress into Project Management within a business that actively promotes from within.
The Role
As Senior Site Manager, you will take operational responsibility for major refurbishment and structural reconfiguration schemes across the Eastern and Central corridor, covering locations such as Oxford, Birmingham and Cambridge.
You will oversee day-to-day site delivery, manage subcontractors, ensure programme performance, uphold safety and quality standards, and act as a key operational influence within the project team.
The role sits within a region currently delivering around £30m of work annually, with a clear plan to grow to £50m.
Key Responsibilities
Lead site operations on complex refurbishment and cut-and-carve projects
Manage site teams, subcontractors and logistics
Drive programme, quality and safety performance
Maintain strong working relationships with clients, consultants and supply chain
Support pre-construction, buildability reviews and planning
Provide operational insight to commercial and project leadership
Mentor junior site staff and contribute to team development
Ensure compliance with company procedures and project governance
Project Profile
You will be involved in technically challenging schemes such as:
Full internal strip-out and reconfiguration of existing commercial buildings
Structural alterations, including removal and replacement of key load-bearing elements
Rebuilding floorplates to create modern workspace layouts
Integration of new extensions or additional storeys
Refurbishment of retained façades and heritage features
Upgrades to building services, cores and circulation routes
Typical project values range from £15m–£20m, with a mix of retained structures and new-build components requiring strong technical understanding and hands-on leadership.
About You
This role suits someone who is:
Experienced in cut-and-carve, heavy refurbishment or complex structural reconfiguration
From a Tier 2 or established regional contractor background
Ambitious, confident and ready to step toward Project Manager level
Presentable, client-facing and commercially aware
Strong at influencing operational teams and driving performance
Comfortable working across Oxford, Birmingham, Cambridge and surrounding areas
Ideally based in Bedford, Milton Keynes, Northampton or nearby
