What will be your primary role?

The primary purpose of this position is to perform a variety of housing assignments related to maintainability, habitability, and cleanliness of housing units; and to provide contract surveillance, performing inspector duties related to maintenance, repair, and janitorial requirements.

Some of the duties that the incumbent will perform in this position will involve conducting joint resident/management inspections of quarters to evaluate appearance, structural stability, maintenance, and habitability of the units, equipment and facilities and estimate the labor, material, equipment, and other needs to accomplish the work identified by inspections by applying engineered performance standards; receive inquiries and/or complaints from customers and investigate to validate or clarify the situation explaining reasons affecting the complaint; review all self-help work orders and recommends approval or disapproval.

What are the Key Skills required for this role?

1. Knowledge of HQ USAF, MAJCOM, and local housing management policies, directives, and procedures related to Government-owned housing facilities.
2. Knowledge of the basic principles, techniques and methodology of housing management and apply them to scheduling, and coordinating operation and efficient use of government quarters and facilities.
3. Knowledge of contracting provisions sufficient to ensure proper negotiations or commitment of government funds.
4. Skill to manipulate computer data through input, retrieval, or storage of data.
5. Skill in conducting inspections, technical studies, and surveys.
6. Ability to communicate effectively with a diverse group of individuals, both orally and in writing.

What are the conditions of employment for this role?

1. You will be required to handle and safeguard sensitive information in accordance with applicable US and UK laws, rules and regulations.
2. You may be required to travel by military and/or civilian aircraft and you may also be required to travel to the US or other country, in the performance of official duties or attend necessary training, this position may also be coded as mission essential.
3. You will be required to complete a 6-month probationary period (remember to change if firefighter).
4. Overtime may be required.
5. You may be assigned other duties not included in this position description, but that are appropriate to the grade and skill set of the incumbent.
6. Must be able to communicate effectively both orally and in writing.
7. A valid CAT B motor vehicle operator’s license is required to drive an automobile to and from housing units, on and off base.
8. May be required to travel away from normal duty station for TDY or training as directed by management, sometimes on short notice and including overnight stays, traveling by military or commercial aircraft or by any other designated means.
9. Employee may be required to work other than normal duty hours, which may include evenings, weekends, and/or holidays. Overtime and/or emergency overtime may be required, but cannot be guaranteed and should not be expected.
10. Professional housing certification is desirable.
11. Employee may be required to facilitate an on-call function over a 24-hour period covering 7 days a week as per the manning roster. For every calendar day of the year, one member of this roster will be designated as being oncall and the designee must be available on a standby basis. On-call status requires the designee to: (a) be in good health on their on-call days and be able to perform their job responsibilities on short notice; (b) refrain from activities that impair their ability to perform job duties, e.g., alcohol or drug use; (c) be in a position to provide an initial response by telephone within 10 minutes of being called; (d) remain within a 45-minute commuting radius from the installation; (e) keep the necessary transportation and telecommunication available to respond as described in items (c) and (d) above. On-call allowance is activated only during the period of time the employee is performing the function of the on-call responsibilities. On-call allowance is not payable during periods of leave, sick absence, or when employee is not rostered.
