Summary
Title: Building Surveyor
Work Hours: 7 :30 AM and 8:00 AM
Work Type: Will be required to work onsite at least 3 days per week, with Friday attendance mandatory.
PAYE: £45 to £47.46
LTD: £60.00
Purpose of the Role
The Building Control department ensures that buildings are designed and constructed in accordance with the Building Regulations and associated legislation. Responsibility for compliance rests with those carrying out the work. The role of Building Control is to verify compliance and ensure corrective action is taken where regulations have not been met.
The post holder will discharge the Council's delegated powers and duties under the Building Act 1984 and other relevant legislation, operating within the limits of their competence.
Key Responsibilities
- Make decisions on assessments within the scope of the restricted role, in line with the Building Safety Regulator competence framework, the Council's jurisdiction, and any partnering arrangements.
- Ensure buildings comply with relevant regulatory standards relating to health, safety, sustainability, energy conservation, accessibility, and design.
- Manage a portfolio of developments, including new applications, regularisation applications, and reversion applications.
- Undertake plan appraisals and site inspections, maintaining accurate and complete records.
- Evaluate building work and any required remedial actions in accordance with current Building Regulations, the Building Act 1984, allied legislation, and technical standards.
- Manage a caseload of technical projects, including non-domestic low-risk buildings and dangerous structures.
- Carry out remedial and enforcement action as required, under the direction or supervision of a more competent or validated Building Control Surveyor.
- Participate in an out-of-hours rota system with appropriate supervision.
- Work within an established inspection framework for domestic projects to ensure regulatory compliance.
Essential:
- The successful candidate will be required to work on-site at least three days per week, either in the office or at a designated local workplace.
- The post holder is required to be registered with the Building Safety Regulator in accordance with Part 2A (Registration of Building Control Profession) of the Building Act 1984, specifically Sections 58A to 58M relating to the registration of Building Inspectors.
Working Arrangements
- Respond flexibly to changes in workload and priorities, which may include working extended hours at the beginning and/or end of the day when required.
