There is an exciting opportunity to join Bellway, one of the UK’s largest house builders. Our Eastern Counties Division, located in Cambridge is looking to recruit a Land Buyer to join the Division’s Land and Planning department.

The Role

The role of a Land Buyer is to work within the land and planning function of the business helping to source, review and appraise new opportunities that would fit with the business objectives. The land buyer will have recently completed the Bellway graduate scheme or have a minimum of 2 year’s experience within the industry in a land facing role. The land buyer will need to have excellent written and oral skills and be comfortable in liaising with various stakeholders both internal and external.

Principle accountabilities of the role include:

Supervisory responsibility for the Assistant Land Buyer/ Land Graduate within the Land team.
Establish and maintain effective working relationships with local authorities, local agents, land owners and other developers within the Division’s geographical area to ensure up to date knowledge of current and future market opportunities.
Identify potential sites for residential development to meet the Division’s targets.
Prepare accurate viabilities supporting land offers together with the Land Director.
Obtain ordinance survey records, flood risk assessments, tree order protection, relevant planning information and local policies.
Produce a clear assessment of the potential success of a development by collating build costs, market research, local planning policy and technical information.
Undertake feasibility assessments on prospective land and conduct extensive research.
Successfully negotiate and prepare offers to pursue land opportunities in order to meet the Division’s land requirements that are within budgets and forecasts.
Prepare approval packs for the main board to obtain Group approval to purchase land.
Maintain a sound knowledge of all technical and health and safety aspects covering land acquisition and development of land and associated legal agreements.
Maintain and manage the land register/portfolio.
Liaise with Strategic Land Team to provide division-specific information to feed into viabilities and planning applications.
Work alongside planning team to ensure planning applications comply with legal and technical constraints and maintain viability KPI’s.
Responsible for tendering S106 Affordable Housing opportunities to RP’s.
Experience, Qualifications and Skills

Experience

Extensive experience of working as a Land Buyer or Land Negotiator purchasing residential land.
Qualifications and Training

GCSE Maths and English at Grade 4/C (or equivalent) or above
A degree in a land or construction based subject.
Full UK driving licence.
Skills and Aptitude

Strong communication skills (face to face, telephone and electronic)
Ability to prioritise workload and meet tight deadlines
Demonstrates a high level of discretion and confidentiality.
Excellent attention to detail
Problem solving skills and able to resolve issues effectively
Capable of researching information, compiling data and reporting findings in a clear and concise manner.
Ability to work on own as well as part of a team
Proficient IT skills along with a good working knowledge of Microsoft Office (Word, Excel and outlook) and the ability to adapt to new systems.
