Bringing your own ideas and creativity, to the Maintenance Manager role, you will assist us to guide the guest experience beyond the expectation.
Role Overview
We are looking for a proactive Maintenance Manager with qualifications and expertise in Mechanical or Electrical disciplines (or other relevant trade skills with career experience). The Maintenance Manager will lead and coordinate maintenance activities at the Pine Trees Hotel and our newly acquired East Haugh House, acting as a line manager to our hotel-based Maintenance Technicians. This hands-on role involves ensuring compliance, overseeing planned and reactive maintenance, managing the team, and driving energy efficiency and environmental initiatives. The role includes responsibility for the CAFM system, managing all maintenance tasks effectively.
Key Responsibilities
Health, Safety & Compliance
- Act as the Health & Safety lead for hotel and grounds maintenance (IOSH Managing Safely required).
- Ensure compliance with Health, Fire, and Life Safety standards.
- Rectify issues from H&S audits whilst updating the CAFM system.
- Conduct risk assessments and train team members on Safe Systems of Work.
- Oversee Planned Preventative Maintenance (PPM) activities and ensure timely completion.
- Act as the appointed person, responsible for implementing the legionella risk assessment recommendations and the day to day running of the risk management program. Acting as a point of contact between the hotel, FM Helpdesk and water treatment consultants.
- Implement emergency plans and train team members on procedures.
- Ensure adherence to Asbestos Management and all Permit to Work systems.
- Conduct safety tours and enforce ‘lock off, tag off’ (LOTO) procedures.
Planned & Reactive Maintenance
- Lead PPM activities and ensure timely updates in the CAFM system.
- Manage reactive maintenance tasks reported via CAFM.
- Conduct regular reviews to ensure high-quality hotel upkeep.
Team Management
- Supervise and mentor Maintenance Technicians, providing practical skills training.
- Assist with team induction, performance monitoring, and risk assessments.
- Always ensure adequate maintenance personnel coverage.
Energy & Environmental Initiatives
- Drive utility consumption reduction through best practices and initiatives.
- Ensure proper functioning of the hotel’s Building Management System (BMS).
- Record and report utility consumption weekly.
- Ensure compliance with WEE regulations and waste management protocols.
Projects
- Implement centrally directed initiatives and assist with refurbishment projects when required.
- Participate in contractor surveys and provide necessary documentation.
Purchasing & Contractor Management
- Manage material requisitions and ensure cost-effective supplier selection.
- Supervise visiting contractors and ensure compliance with Permit to Work systems.
Budget Management
- Identify and control unnecessary costs, actively eliminating wastage.
- Highlight building opportunities for rolling property improvements plans.
Communication
- Maintain clear communication with the Head of Property, FM Helpdesk and hotel management team.
- Provide updates on project progress and contractor visits.
CAFM System Management
- Ensure all maintenance tasks are logged and tracked in the CAFM system.
- Monitor task lists, review reports, and ensure timely completion of activities.
- Support the FM Helpdesk with information and documentation.
Requirements
- Qualification in Mechanical or Electrical disciplines (or relevant trade skills with experience).
- IOSH Managing Safely certification.
- Strong leadership, communication, and organizational skills.
- Proficiency in using CAFM systems.
- Experience in team management and mentoring.

- Experience of working as a Maintenance Manager / Facilities Manager with grounds maintenance experience
- Solid understanding of all Statutory certification for commercial properties.
- Qualification in Mechanical or Electrical disciplines (or relevant trade skills with experience).
- IOSH Managing Safely certification.
- Proficiency in using CAFM systems.
- Experience in team management and mentoring,strong leadership, communication, and organizational skills.
- Qualification in a relevant facilities or engineering field with demonstratable experience within high end commercial, engineering or construction industries.
- Can demonstrate an understanding of budgeting control management and planning.
- Has a good understanding of legal compliance and record keeping.
- Proven fault finding and problem-solving skills within buildings.
- Able to produce full UK DVLA Driver's Licence on application with no more than 3 points and with no DD (reckless/dangerous driving), DR (drink or drugs), or CD (careless driving) endorsements.
