Job Overview

Role: Electrical Maintenance Building Services Engineer.

Location: Central London (Zone 1).
-
Purpose: To provide high-quality electrical maintenance and statutory compliance within a premium commercial office environment.

Executing Planned Preventative Maintenance (PPM) on all electrical plant and building assets.
-
Troubleshooting and repairing reactive faults in power distribution, lighting, and HVAC control systems.
-
Maintaining Emergency Lighting systems, including monthly flick tests and annual duration tests.

Managing Building Management Systems (BMS) to ensure optimal climate and lighting control.
-
Conducting Fixed Wire Testing and remedial works to maintain BS 7671 standards.

Supervising specialized sub-contractors for fire alarms, lifts, and UPS systems.

Performing minor installations, including new circuits, socket moves, and LED retrofits.

Monitoring LV distribution boards, switchgear, and sub-main cabling.

Utilizing CAFM (Computer Aided Facilities Management) software via tablets/PDAs to log work orders and asset history.

Adhering strictly to Health & Safety (H&S) protocols, including Risk Assessments and Method Statements (RAMS).

Operating under a Permit to Work system for high-risk activities.

Ensuring all statutory logbooks are updated and audit-ready at all times.

Maintaining a clean and safe environment in all electrical intake rooms and plant spaces.

City & Guilds Level 3 in Electrical Installation or equivalent NVQ.

18th Edition Wiring Regulations (BS 7671) qualification.

C&G 2391 or 2394/5 (Inspection & Testing) is highly preferred.

Proven experience working in high-end commercial "Grade A" office spaces.

Strong communication skills for interacting with corporate tenants and stakeholders.

Ability to work a shift pattern (e.g., 4-on-4-off or Mon-Fri split shifts) common in Central London.
