The scheme is currently in the PCSA phase for approximately six months, with main construction planned to commence in September .
The Project
A specialist care facility in excess of £ 55 million in value with high-spec apartments with premium finishes.
This is for a leading healthcare provider and is a Purpose-built care home / supported living scheme with complex logistical and design coordination challenges.
The appointed Commercial lead will play a pivotal role in driving both projects through PCSA and into contract conversion, ensuring commercial, design, and delivery objectives are aligned. You'll report directly to the Commercial Director during the pre-construction stage, with scope for promotion to Senior Project Manager or to oversee the project once the contract is signed.
Key Responsibilities
- Lead day-to-day management of the PCSA phase and transition into main works.
- Coordinate with design, estimating , and client teams to ensure all pre-construction milestones are met.
- Lead pricing, procurement, tender information , contract administration, and negotiations to protect our contractual position and deliver value.
- Manage budgets, cash flows, liabilities, profit plans, and forecasts while ensuring scope, terms, and project conditions are implemented effectively.
- Oversee the delivery of contracts to meet programme and margin targets, leading monthly evaluations and payments for supply chain works (including change), ensuring accurate administration, notices, and compliance with all agreements.
- Manage upstream and downstream change control, procurement, subcontract negotiations, and critical path packages, while monitoring risk, opportunity, cost, and aligning design changes with programme requirements.
- Produce and present financial forecasts, manage claims, insurance, and maintain comprehensive project records and archives.
Ideally you will have :
- Proven experience managing high-spec residential or Care home projects.
- Strong understanding of PCSA processes and contract conversion.
- Background with a Tier 1 main contractor or major developer.
- Excellent leadership, communication, and stakeholder management skills.
- Ability to work as a hands-on commercial lead and contribute to the estimating team
