An exciting opportunity has arisen for a driven and commercially aware Contracts Manager to join a leading residential developer as part of an award-winning delivery team across Surrey & West Sussex

About the Role
Working with a highly respected residential developer, the Contracts Manager You will take responsibility for the delivery of 3-4 live residential developments, typically ranging from 100 to 500 units, including both traditional build and timber frame housing. Developments will consist of a mix of houses and apartments delivered at a volume housebuilder pace, with a strong focus on right-first-time delivery and customer satisfaction.
you will also play a key role in building, mentoring and leading high-performing site teams capable of achieving and sustaining HBF 5* award-winning standards, ensuring consistency in quality, safety and customer outcomes.
Alongside managing live sites, you will also contribute to early-stage planning and pre-construction on upcoming developments. Each site will be supported by its own site team, and you will work closely with Commercial, Technical and Senior Management teams to ensure consistent quality standards and excellent HBF results.
Key responsibilities include:
- Overall responsibility for the delivery of multiple residential developments
- Driving build quality, programme and health & safety standards across all sites
- Ensuring full compliance with NHBC standards and company specifications
- Supporting and developing Site Managers and site teams
- Managing budgets, programmes and subcontractor performance
- Contributing to pre-construction planning and upcoming developments
- Maintaining excellent stakeholder relationships and customer outcomes
About You
We are seeking an experienced Contracts Manager or Senior Project Manager with a strong track record in new-build residential construction and the ability to lead high-performing teams across multiple sites.
You will ideally have:
- Proven experience as a Contracts Manager or Project Manager within the PLC housebuilding sector
- In-depth knowledge of NHBC standards and quality assurance processes
- Experience managing multiple projects simultaneously in a volume housebuilding environment
- Strong commercial awareness with the ability to manage budgets and construction programmes
- A hands-on, visible leadership style with the ability to motivate and influence teams
- Confidence coordinating subcontractors and engaging with internal and external stakeholders
- A proactive, organised and quality-driven approach to problem solving
