We’re looking for an experienced Voids Operations Manager to lead and manage our voids service, ensuring properties are turned around efficiently, safely, and to the highest standards. Role: Voids Operations Manager

Contract: 35 Hours per week, Permanent

Salary: £45,000

Location: Hybrid

Full UK drivers licence required

About the role

As Voids Operations Manager, you will:

Oversee all voids operations, including major works and general needs properties. Including, undertaking property surveys and technical inspections.

Lead and develop the voids team, fostering a collaborative, high-performance culture.

Manage the end-to-end voids process, ensuring compliance with health & safety and CDM regulations. Including, specify, procure, and manage contractors for void works.

Control budgets and deliver value for money.

Drive service improvements and implement innovative solutions, enhancing service delivery.

You’ll work closely with colleagues across Property Services, Housing, Finance, and HR to ensure seamless delivery. Additionally, you will liaise with tenants and stakeholders.

About you

To succeed as Voids Operations Manager, you’ll need:

Proven experience managing voids or property maintenance operations.

Strong leadership and team management skills.

Knowledge of health & safety regulations, including CDM.

Budget management and cost control experience.

Excellent communication and IT skills.

A full driving licence and access to a vehicle.

Desirable: Professional qualification (e.g., RICS, CIOB) or HNC in Building Studies, experience in housing associations, and Welsh language skills.

We welcome previous experience working as: Property Services Manager, Maintenance Manager, Repairs Manager, Building Surveyor, Project Manager (Construction or Housing), Asset Manager, Site Manager or similar roles with transferable skills in housing or property maintenance.
