The Property Inspector is responsible for conducting detailed inspections of residential properties to assess their condition, compliance with relevant regulations, and overall value. This role requires meticulous attention to detail, excellent communication skills, and the ability to document findings accurately.

Duties include:
• Regular and periodic cyclical condition and maintenance inspection of each tenanted property.
• Housekeeping checks on all communal areas, grounds and gardens, storage areas, and car parks which are part of blocks and properties under management.
• Coordinating with the Property Manager to instruct and follow up with contractors for facilities management and maintenance.
• Assist with tenant check-ins and completing appropriate check-in forms as per the Company's instructions and guidelines.
• Inspecting properties prior to handover from Landlords to ensure that the properties meet the “Fit to Let” criteria and standards set by the Company.
• Preparing Schedules of Works (SOW) that need to be completed prior to property being passed to the Company.
• Carrying out inspections to ensure the works stipulated in the SOW have been completed satisfactorily.
• Follow up with LLs and/or their agents/officers to ensure the outstanding works are completed satisfactorily.
• Coordinate with Property Manager for the safe keeping and custody of duplicate keys for entrance doors and post box locks.
• Arranging for cutting of duplicate keys required by the Company for key holder.
• Manage placement of keys in lock boxes for controlled access and regularly change of lock box codes for security purposes.
• Changing and managing access codes for car park barriers, main entrance doors at blocks and any storage areas for rubbish bins.
• Maintain an up-to-date log of all codes and coordinate with the Property Manager to inform relevant parties including tenants and as appropriate 3rd party contractors who have a need to receive the codes to perform their duties.

Requirements:
• Strong analytical and observational abilities.
• Excellent written and verbal communication skills.
• Proficiency in using inspection tools and technology.
• Knowledge of building codes, safety standards, and industry regulations.
• Own vehicle and a valid and clear UK driving license.
• Previous experience as a Property Inspector in a block management type role.
