PURPOSE OF THE JOB
The Operations Manager reports into the Chief Operating Officer and is responsible for the Operations Team, which consists of a team of Duty Managers and Venue Wardens. The Operations Manager will take lead on the security, public safety, and daily running of The Piece Hall. You will work closely alongside the Venue, Facilities and Compliance manager to deliver all the expectations of a world class visitor destination.
The Operations Manager will be the direct line manager to the Duty Managers. You will be responsible for the daily management of the premises and tenants, cleaning, public safety and security, and the smooth delivery of operational processes.
KEY RESPONSIBILITIES
Direct Line Manager responsibilities for the Duty Managers, ensuring that all managerial duties are completed. Creating rotas, approving annual leave, and managing sickness and absences amongst the Duty Managers.
Responsible for managing tenant relationships, discussing premises issues directly and expediently solving the problems as quickly as possible.
Oversee and supervise tenant fit outs and changeovers to ensure compliance with agreements and safeguarding the fabric of and utility supplies to the building.
Manage the maintenance and cleaning of shared public spaces with neighbouring organisations to ensure an ongoing positive working relationship whilst managing shared costs and responsibilities.
Managing and safeguarding the premises, as well as ensuring public safety as required to ensure minimum staff costs without compromising world class customer service and facilities.
Training and development of all line managed staff.
Responsible for the routine and emergency opening and closing of the premises and communication thereof.
Build constructive and open working relationships with users of the building to ensure a high-quality experience.
Managing and overall responsibility of the Operations Team, including recruitment, manpower, planning, training and development.
Working closely with our Events and Operations Teams to ensure that all of our events run safely and smoothly with appropriate procedures, staff and management in place.
Buddy with the Venue, Facilities & Compliance Manager to cover each others holidays to ensure that the venue has support at all times.
CANDIDATE PROFILE
Demonstrable experience of delivery of a safe and clean public building or visitor destination to a high standard.
Experience of facilities management in a building with a Grade Listing (ideally Grade 1*).
A strong track record of customer focussed delivery in a public building or visitor attraction.
Demonstrable experience of managing effective and efficient cleaning and security teams or contracts in a large public space/building.
A good understanding of mechanical and electrical maintenance in a public building.
A good working knowledge of all relevant Health and Safety legislation and regulation and experience of implementing and managing the compliance.
A good working knowledge of utilising and managing CCTV systems.
A good working knowledge and experience of managing security and public safety for public buildings and spaces.
A good working knowledge and demonstrable experience of managing utility contracts ensuring minimum waste and best value.
Demonstrable experience of effective waste management in a public building.
Experience of creating successful working relationships with tenants.
Demonstrable experience of and willingness to undertake general hands-on minor maintenance.
Effective and efficient checks and record keeping for legislation and regulatory requirements. Proven experience of line management.
Experience of delivering consistently high-quality facilities around event delivery.
Experience of managing the IT systems for a building’s communication.
A proven track record in development and implementation of fire and evacuation strategies.
Experience of writing effective and appropriate risk assessments.
A track record in ensuring compliance with all appropriate policies, procedures, contracts and relevant legislation.
Demonstrable experience of positively managing relationships with third parties such as tenants or business neighbours.
A history of and ability to support multiple projects simultaneously.
