JOB TITLE: PARALEGAL – COMMERCIAL PROPERTY

SALARY: £25,000 - £27,000

HOURS OF EMPLOYMENT: 9:00 am - 5:30 pm, Monday to Friday

Our client is experiencing strong organic growth and ongoing success, and they’re seeking a Commercial Property Paralegal to join their dynamic team in Manchester City Centre. They want a bright, motivated, and highly organised individual with experience in commercial property.

The role will suit a Paralegal or a Conveyancing Assistant looking to work in a fast-paced, demanding environment on exciting projects in Manchester and the NW. This is a hands-on role! The successful candidate will need to be organised, efficient, and able to work well in a team environment. The role is client-facing, and therefore, the candidate must have excellent written and oral communication skills.
This position also offers the opportunity to join an established and progressive law firm and develop your career with a view to a training contract, depending on your performance. The successful candidate will also benefit from excellent training and development.

JOB DESCRIPTION:
Assisting a solicitor with caseloads of commercial property files from instruction by the client to completion, with the potential for assisting in purchase and refinance transactions
Drafting contract packs received from developers/agents and issuing to buyers’ solicitors.
Reporting regularly to developer clients with progress reports/deadlines.
Dealing with replies to enquiries under supervision from a solicitor.
Dealing with exchanges and all pre- and post-exchange administration.
Taking receipt of deposit payments from buyers’ solicitors and dealing with payments out to clients/funders
Dealing with pre-completion requirements, including drafting financial statements, drafting Practical Completion Notices, dealing with the funder’s enquiries, setting up the file for completion and dealing with post-completion matters.
Dealing with Part Exchange purchases, including reviewing titles, reporting to clients, raising enquiries and dealing with property due diligence.


In addition to unit sales, there will be opportunities to work on:
• residential sale and purchases
• Refinance matters including investment portfolios and development finance matters.

PERSON SPECIFICATION:
The skills required to undertake the above job description are as follows:-
Currently pursuing or holding a professional Legal Qualification - LLB, Paralegal, LLM, LPC, SQE, CILEX
Minimum experience of 12 months - given the commercial nature of the role, previous experience in a commercial paralegal role would be advantageous, but we will consider candidates from a residential background, and full training will be given to the right candidate! Legal background, with a knowledge of the conveyancing process of sales and purchase transactions;
Exceptional organisational skills to manage workload and understand how to prioritise.
Good IT skills, i.e. as Word and Outlook;
