Location: In and around the Windlesham / Surrey Heath area
Salary: £95,000 + package
Fawkes & Reece are proudly representing a well-established main contractor appointed on a large, high-specification private estate redevelopment in the Windlesham / Surrey Heath region. This multi-phase scheme includes premium fit-out, complex building services installations, and advanced technical systems integration across several bespoke buildings.
As part of the ongoing programme, our client is seeking an experienced Technical Services Manager with strong BMS (Building Management Systems) knowledge to support the Head of Technical Services on site and ensure seamless coordination of the project's extensive MEP and control systems.
The Role
The Technical Services Manager will play a key role in the delivery of high-performance building services across a project that includes:
- Multiple buildings with integrated plant, smart controls, and environmental management systems.
- Detailed fit-out works requiring close coordination of MEP interfaces and specialist packages.
- Complex commissioning sequences due to the scale and technical nature of the estate.
Your responsibilities will include:
- Managing BMS installation, integration, testing, and performance verification.
- Leading commissioning activities across mechanical, electrical, and control systems.
- Working closely with specialist subcontractors, design consultants, and the on-site technical team.
- Troubleshooting system issues, optimising performance, and ensuring technical compliance.
- Reviewing technical drawings, schematics, cause-and-effect documents, and commissioning plans.
- Preparing and managing ITPs, commissioning documentation, and handover deliverables.
- Supporting programme planning and risk management related to building services.
About You
We're seeking a Technical Services Manager who brings:
- Strong background in MEP or building services management with hands-on BMS experience.
- Experience working on high-end residential, estate, campus, or complex fit-out environments.
- Strong understanding of control systems, HVAC integration, and system diagnostics.
- Ability to coordinate multiple specialist contractors and resolve technical challenges.
- Excellent communication and reporting skills.
- Professional, proactive approach with strong attention to detail.
- Relevant engineering qualifications (degree or equivalent preferred).
