Crynodeb
Responsible for management, maintenance, and repair of building fabric, utilities, and engineering services across the Trust. Ensures statutory and regulatory compliance related to buildings and infrastructure, delivers safe environments for patients and staff, and provides specialist technical advice. Leads building-related emergency response, compliance, and forward maintenance planning. Key Responsibilities (Building & Infrastructure Emphasis) Lead and manage the maintenance and upkeep of building fabric, fire safety systems, building regulations, DDA compliance, CDM regulations, working at heights, and confined spaces. Ensure building-related statutory compliance including HTMs, HBNs, PUWER, asbestos, and health & safety legislation. Provide expert advice on building regulations, design, construction, refurbishment, and project planning. Diagnose and resolve complex building infrastructure faults, ensuring safety and continuity of patient services. Plan, organise and supervise Trust-wide building maintenance strategies (clinical and non-clinical areas). Manage building-related emergency situations, activate emergency plans, and serve as on-call lead where required. Oversee building fabric management including floor finishes, internal structures, external envelope, roofing, drainage, and access arrangements. Use condition surveys and forward maintenance planning to support long-term building asset management. Lead Theatre Maintenance Programme and other critical environment compliance. Manage Estates Stores and influence procurement and supply chain requirements for building materials. Produce building asset data, documentation, plant histories, and compliance reports. Engage contractors and estates staff in building maintenance and refurbishment works, ensuring safe working via permits and statutory systems. Budget & Staff Management Control budgets up to £500,000 Manage 1050 staff including contractors and multi-skilled operatives Responsible for operational delivery and authorisation of works Required Knowledge & Qualifications (Building Focus) Essential: Relevant degree + professional engineering/building registration (e.g. CIOB, RICS, RIBA) Authorised Person qualification in at least one statutory area (HV, MGPS, Confined Spaces) Minimum 5 years senior estates/building management experience Desirable Building Experience: Design & construction techniques Building Regulations / CDM HTM Firecode, PUWER, DDA Estates operations in hospitals Building maintenance strategies Hospital Building Notes Health, Safety & Compliance Lead compliance with statutory building obligations including: Fire safety CDM & H&S regulations Confined spaces Asbestos Working at heights PUWER Ensure safe systems of work and permit controls Core Skills & Behaviours Strong communication and leadership across estates teams Ability to prioritise complex building and infrastructure risks Strategic planning and problem-solving for building assets Adaptability and change management Commitment to continuous professional development Key Working Conditions Occasional work at height, in confined spaces, and adverse weather Involvement in emergency building failures and high-risk situations (e.g. fire, structural failure) Exposure to clinical environments and distressing scenarios
