Location: Central UK (regular travel required)
Salary: £39,000 to £41,000 per annum
⏰ Working Days & Hours: 5 days out of 7, 37.5 hours per week

We’re looking for a Small Works Manager who’s ready to take charge of varied, hands-on projects across our estate, from refurbishments to maintenance upgrades, ensuring our locations stay safe, high-quality, and fit for the future.



About the Small Works Manager Role:

As Small Works Manager, you’ll take ownership of small-scale construction, refurbishment, and maintenance projects from start to finish, managing contractors, ensuring safety compliance, coordinating with site teams, and keeping everything on time and on budget.

This role puts you right at the heart of improving our locations across the UK. Every project you deliver helps protect assets, enhance guest experience, and support operational teams.

What You’ll Do:


Deliver small works projects from planning through to completion
Ensure every project meets safety standards, CDM regulations, and company policies
Manage budgets, track costs, and support capital planning
Procure and manage contractors and suppliers to ensure quality, safety & value
Work closely with site teams to minimise disruption to operations
Carry out site inspections, audits, and quality checks
Keep documentation, RAMS, and reports fully accurate and compliant
Support sustainability efforts through efficient and environmentally responsible solutions
Identify opportunities for efficiency, improved safety, and better project delivery
Respond to urgent repair needs and support reactive works when required




What You’ll Bring:


✅ Construction or Building Services qualification (NVQ Level 3+, HNC/HND or equivalent)
✅ Valid SMSTS/SSSTS certification
✅ IOSH Managing Safely or strong H&S experience (NEBOSH desirable)
✅ Experience delivering construction or small works projects
✅ Strong understanding of building regulations and compliance
✅ Excellent communication, contractor management, and organisational skills
✅ Full UK driving licence, due to travel requirements across sites.

➡️ NEBOSH Construction Certificate
➡️ PRINCE2, APM PMQ, or other project management certification
➡️ Higher-level Construction/Facilities qualifications (BTEC Level 4/5, Foundation Degree)
➡️ Membership with CIOB, IWFM, or RICS
➡️ Experience with AutoCAD/technical drawings
➡️ Asbestos Awareness or Management training
➡️ Sustainability or environmental certification (IEMA, BREEAM etc.)
