Department: Property Maintenance & Compliance
Reports to: Property Compliance Manager / Maintenance Lead
Location: Various supported accommodation sites across Birmingham
Purpose of the Role
To ensure all fire doors across properties are installed, maintained, and inspected to meet legal, safety, and regulatory standards. This role is critical to safeguarding tenants, staff, and visitors by upholding fire safety compliance in trauma-informed environments.
Key Responsibilities
• Installation & Replacement
• Fit new fire doors in accordance with manufacturer specifications and BS 8214 standards.
• Replace damaged or non-compliant fire doors promptly and safely.
• Inspection & Maintenance
• Conduct routine checks on fire doors, frames, seals, hinges, and closers.
• Record and report defects, wear, or tampering using Property Maintenance compliance checklist.
• Maintain accurate logs of inspections and repairs.
• Compliance & Safety
• Ensure all fittings meet current UK fire safety regulations, including the Regulatory Reform (Fire Safety) Order 2005.
• Collaborate with compliance officers during audits and fire risk assessments.
• Use trauma-informed communication when accessing tenant spaces.
• Documentation & Reporting
• Complete fillable maintenance reports and upload to central compliance system.
• Flag urgent risks to the Property Compliance Manager immediately.
• Support evidence gathering for commissioner or regulatory inspections.
Skills & Experience
• Proven experience-fitting fire doors in residential or supported housing settings.
• Knowledge of fire door regulations, passive fire protection, and HMO standards.
• Ability to work respectfully in trauma-informed environments.
• Strong attention to detail and documentation.
• CSCS card or equivalent (desirable).
• FIRAS or BM TRADA certification (preferred).
Always knock and announce before entering tenant spaces.
Respect privacy, avoid unnecessary disruption, and explain works clearly.
Use calm, non-threatening language and offer choices where possible.
