Role Overview

Our client is seeking a proactive and knowledgeable Land Agent / Chartered Surveyor to join their growing team. The successful candidate will manage a varied caseload across rural, residential, and commercial property sectors, providing expert advice and practical solutions tailored to each client's needs.

Key Responsibilities

Valuation & Appraisal

- Conduct RICS Red Book valuations for inheritance tax, CGT, matrimonial, stocktaking, and development purposes

- Advise on purchase, sale, and business restructuring strategies

Planning Consultancy

- Lead planning applications including pre-apps, full submissions, and appeals

- Advise on permitted development, change of use, CLEUDs, and strategic planning routes

- Manage third-party consultants and project timelines

Grants & Subsidies

- Design and implement schemes under BPS, SFI, CS, and other DEFRA initiatives

- Advise on infrastructure grants and alternative income strategies

Landlord & Tenant

- Negotiate agricultural, residential, and commercial tenancy agreements

- Advise on rent reviews, succession, and dispute resolution

Utilities, Wayleaves & Easements

- Liaise with utility providers to manage access, compensation, and easement agreements

- Prepare formal submissions and claims

Sales & Lettings

- Appraise, market, and manage transactions for farms, land, rural property, and development sites

- Provide end-to-end support from instruction to completion

Skills & Experience

- Proven experience in rural surveying, land agency, or property consultancy

- Strong understanding of UK planning law, agricultural policy, and tenancy legislation

- Excellent communication and negotiation skills

- Ability to manage complex caseloads

- MRICS and/or FAAV qualification preferred (or working towards)

They would also consider someone who is interested in getting in to the industry and will provide relevant training.
