Job objectives and responsibilities



Some of the key responsibilities for the role are as follows:



To carry out Planned Preventative Maintenance, Reactive Repairs and site cover to buildings within region.





Main duties

· Ensure that routine maintenance is carried out to all building plant, equipment and systems to meet

and exceed expectations and agreed service level agreements.

· Respond to Building Management System alarms and effect emergency repairs as needed.

· Issue and ensure appropriate controls within the Permit to Work systems.

· Ensure that Evaporative Cooling Systems and domestic water systems are maintained to comply with

the requirements of the L8 standard.

· Ensure that suitable spares are available to carry out maintenance of the above plant.

· Ensure that comprehensive maintenance records are kept in the form of “Maximo” task sheets.

· Ensure that Method Statements and Risk Assessments are prepared for all tasks carried out to ensure

safe working practices.

· Ensure that engineering subcontractors are appropriately supervised and comply with contractual

commitments and site operating processes.

· To develop a good working relationship with all members of Norland Managed Services staff and clients' staff. · Ensure the provision of a safe & healthy working environment and ensure compliance with all Company policies and procedures, as well as client site policies, procedures and working arrangements, as required. · Ensure a professional image of Mitie is presented to clients and visitors and ensure excellence in customer service is delivered and always promoted. · Ensure that professional and technical skills are maintained through a commitment to personal development and life-long-learning. · Stand In for Site Engineers as requested. · Working directly with LBG People and Places regionally communicating effectively · To liaise with Suppliers and Sub-contractors, to achieve optimum efficiency.









Person Specification

Education:

· A good basic education is essential, with good written and spoken English and basic mathematical skills.

· Recognised technical qualifications



Training:

· Recognised electrical / mechanical qualifications,

· Knowledge of other building services an advantage.

· H&S Training / Awareness



Experience: (Essential)

· Working to Planned Preventative Maintenance Regimes,

· Installation / maintenance of Electrical/Mechanical services,

· Knowledge of lone working requirements,

· Risk Assessment trained.



(Desirable)

· Experience of general Building Management Systems

· Electrical Testing to BS7671,

· Fault finding on electrical circuits,



Aptitudes:

· Good verbal communication skills at all levels,

· Good written English skills,

· Able to acquire and maintain sufficient knowledge of a buildings operation and services.

· Able to work outside of main discipline.



Character:

· Committed to the delivery of excellent customer service.

· The ability liase directly with client FM managers and action their requirements to agreed standards.

· Able to work under pressure.

· Able to make sound decisions when needed.

· Physically fit and able to carry tools and components by hand up to 20kg.

· Able to ascend / descend vertical access equipment.

· Able to work at height.







Health and Safety responsibilities

· Always follow Group and company policies and procedures.

· Report any apparent deficiencies in systems of work or equipment provided that may result in failure of service

delivery or risk to health and safety or the environment.

· Use all work equipment and personal PPE properly and in accordance with training received.

· Report any issues or training needs to your Line manager and /or via your divisional incident reporting system;



Information Security

· Ensure compliance with Mitie's information security procedures in all activities.

· Proactively identify and report security risks to your manager.

· Report actual and suspected security incidents.
