We're Hiring: Freelance Site Manager
Location: Worsley
Sectors: New build
Project Type: Luxury houses (£1m value)
FREELANCE: £23 to £28ph
Duration: Ongoing

Key Responsibilities as a Freelance Site Manager:

  • Manage all on-site construction activities day-to-day, ensuring smooth workflow and progress against programme
  • Coordinate and supervise subcontractors, trades, suppliers, and direct labour
  • Maintain high standards of health and safety in compliance with CDM regulations
  • Ensure that build quality reflects the premium nature of the homes, with excellent attention to detail
  • Maintain clear, professional communication with clients, architects, designers, and consultants
  • Manage deliveries, materials, and scheduling to avoid delays and inefficiencies
  • Provide accurate daily and weekly reporting to the developer/project manager
  • Manage snagging, inspections, and final handovers to the client
  • Ensure compliance with all planning conditions, building regulations, and relevant legislation

Essential Requirements as a Freelance Site Manager:

  • Proven experience as a Site Manager on high-end/luxury residential new builds (£1m+ per unit)
  • Strong understanding of building regulations, NHBC standards, and quality control processes
  • Excellent organisational and leadership skills
  • Ability to read and interpret architectural drawings, plans, and technical documents
  • Up-to-date SMSTS, CSCS (Black/Gold Card preferred), and First Aid at Work certification
  • Strong interpersonal skills and client-facing experience
  • Tech-savvy with ability to manage digital project tracking and reporting systems
  • Self-motivated and able to work independently with minimal supervision

Desirable

  • Trade background (carpentry, bricklaying, etc.)
  • Experience with traditional and modern construction techniques
  • Understanding of premium finishes, interior fit-outs, and landscaping coordination
