The role:

On behalf of a local council, we are seeking a Junior Qualified Solicitor to be responsible for managing their own caseload of matters and provide Legal support to a team of lawyers and internal clients across the councils served by the Bi-borough Legal Service, liaising with a variety of stakeholders including, courts, suppliers and other legal practices.

You should have previous experience of advising on property due diligence; drafting reports on title, general property queries along with previous experience of advising on property asset transfers of multiple properties and linked transactions, ad hoc general property matters and queries, including the submission of SDLT returns.

Key Responsibilities:

Lead, advise, and draft legal documents related to general property and residential property transactions, ensuring compliance with local authority law and practice
Work with in-house legal colleagues to bring in additional expertise for residential property matters, ensuring the team’s success in delivering comprehensive legal services
To provide the efficient and cost-effective delivery of legal services within a culture of customer focus, continuous improvement, service excellence and employee development.
Handle a diverse range and provide guidance to senior legal management and the Principal Solicitor, ensuring the effective management of sensitive or high-value transactions.
To negotiate the most advantageous legal terms with external parties and attending meetings with Government Departments, other Local Authorities, other departments of the Council, and where appropriate other persons outside the Council.



What the client is looking for:

A qualified Solicitor and a practising certificate to practise in England and Wales
Previous experience of advising on property due diligence; drafting reports on title, general property queries.
Previous experience of advising on property asset transfers of multiple properties and linked transactions, ad hoc general property matters and queries, including the submission of SDLT returns.
Previous experience of drafting and advising on lease extensions, right to buys, land registry requisitions, licence of alterations, Deeds of Variations amongst others.
Previous experience of undertaking legal transactions such as the acquisition and disposal of council property as lead lawyer or supporting the lead lawyer.
Previous experience of advising on property aspects of subsidy control as and when identified.
Previous experience of instructing external lawyers/barristers and managing the relationship with the same for our client, including raising of Purchase Orders.
Experience working within the legal area of residential property in the UK local government sector is desirable
Previous experience of providing legal comments and implications indecision making reports (reports to Cabinet, Cabinet Members, Executive Directors, as the case may be) is desirable
Experience of dealing with some property litigation matters; this is not a role in the litigation team but awareness of litigation issues and when to bring in a litigation expert is desirable
