Maintenance Assistant
Full Time, Permanent (37 hours per week)
Salary £28,011.00
- £30,230.00 per annum depending on experience plus basic Serco benefits.The Maintenance Assistant shall undertake routine semi-skilled planned preventative maintenance, fault finding and breakdown tasks works, under the guidance of Maintenance Officer, technicians and provide backup for craftsman, on all aspects of Hospital plant and equipment that does not justify the attention of a fully qualified tradesman.
You will work as a flexible member of the maintenance team managed in the most effective way and that all planned maintenance and reactive repairs are carried out in the most efficient way and that all regulations, health and safety requirements have been carried out, recording and logging readings, carrying out basic adjustments and repairs with careful documentation and recording on service sheets, work orders and electronic devices
Knowledge of building and engineering trades will be an advantage. You will also undertake maintenance repairs, ductwork cleaning, filter changing, lamp and tube replacement including cleaning. Cleaning plant, equipment, plant rooms, plenums and electrical sub-stations etc. unblocking of drains, sluices and macerators. There will also be an encouragement to undertake any necessary training that might be required in order for you to undertake this role along with flexibility in covering this role over seven days, weekends and evenings. You will also provide cover for staff sickness, annual leave and vacant post as required including cover as required for rotating shift.

Main Accountabilities:
· To work in accordance with the requirements of Health Technical Memorandums (HTMs), SHTM’s and other applicable legislation under the guidance of supervisors, technicians and craftsmen
· To work and comply to any relevant departmental policy and procedure and comply with infection control and decontamination policies
· Immediately notifies the Maintenance Officer of any deviation from these regulations, regarding plant or equipment failures and observations.
· To work as a flexible member of the Estates team, largely in an unsupervised capacity duty that does not justify the attention of a fully qualified tradesman.
· To carry out all your duties without any undue delay and that the management team are informed of expected delays in carrying out this work
· To liaise with estates management regarding plant or equipment failures and observations.
· To actively participate in the operation of planned preventative maintenance (PPM) schedule. Including inspections and tasks unsupervised where considered safe and appropriate.
· To undertake semi skilled electrical planned preventative maintenance and repairs e.g. fire alarm testing, replacing lamps, replacing pull chords, assist with lift entrapment and release, portable appliance testing, battery replacement, circuit breaker resets, plug top replacement, resetting of equipment such as bedhead tv / nurse call, visual inspections of electrical installation, repair nurse call handsets
· To undertake semi skilled mechanical planned preventative maintenance and repairs e.g. safety checks on boilers, ventilation grill and light shade cleaning, descale shower heads, repair leaking taps, meter readings, legionella prevention tasks, trolley repairs, unblocking sinks, toilets and sluicemasters etc.
· To undertake semi skilled building planned preventative maintenance and repairs e.g. fire extinguisher checks, fire damper checks, assembling furniture, replacement of fixture and fittings such as door lock cylinders, towel or toilet roll holders, small painting touch ups or wash downs
· To undertake semi skilled grounds planned preventative maintenance and repairs by hand or machinery e.g. Keep main entrances tidy, various types of seasonal works including gritting of roads and footpaths litter / debris collection, general maintenance of planted areas, vacuum / sweeping to remove cigarette ends, cleaning of spillages including bodily fluids, dog fouling, pest control and power wash of street furniture, external surfaces and pavements etc.
· Follow guidance as laid down in operation and maintenance manuals
· To act as the safety person for other staff as required
· To assist higher skilled grades on planned preventative maintenance, repairs or new works as required
· To assist department contracted specialist day work contractors on planned preventative maintenance, repairs or new works as required
· To be prepared to work in hazardous areas taking all safety measures to prevent danger, avoid injury and prevent damage to equipment.
· To carry out medical / lab gas cylinder replacement on manifolds as required.
· Actively participate in the operation of the Computer Aided Facilities Management system (CAFM) by completion of paperwork for all work orders, service sheets and log books or electronic logger.
· Work overtime to carry out emergency repairs as required by management.
· Recall to work in the event of major incident.
· Complete all report sheets, work orders / dockets, log books and test certificates as necessary to comply with statutory legislation.
· Operates within constraints of permit to work systems.
· To adhere to the Estates Department code of dress being well presented, wearing the supplied uniform at all times
· Be responsible for all your tools, machinery and materials whilst using all relevant tools and equipment within safety guidelines as necessary for the completion of works.
· Ensure that works are completed or communicated, even if it means working longer than the designated working hours.
· Ensuring that information regarding works not completed or works required are conveyed to other members of staff.
· Flexible attitude to working hours
· Participation in the shift/on-call roster ( if applicable)
· Work within the guidance of risk assessments and method statements
· Assess risks associated with own day to day activities and report hazards.
· Must be able to work with the Estates maintenance management in responding to the changes and new initiatives that will positively contribute to the overall efficiency of the Department.
· Provide information on stock and materials used back to estates management
· Responsibility for security of workshops and other estates rooms and any department whilst carrying out working in these areas
· Possession of a current driving licence
· To attend all training as and when required to do so.
· To carry out any other works applicable to the grade

· Understanding of customer care and experience of managing the client relationship preferably including time within a Healthcare environment.
· Demonstrate knowledge of safe use of equipment.

· Minimum of 1 years experience in a similar role within a large complex service organisation.

· Ability to work to tight deadlines in a demanding environment.
· To attend training establishments as necessary.
