Role overview
We’re searching for an incredible Senior Building Services Manager for our brand new luxury Build to Rent site in Cardiff - Tai
Afon, and our existing site Wood Street House! Tai Afon will host 718 apartments, a cinema room, gym & yoga studio, communal
lounges and a variety of recreational spaces, as well as up to 30 commercial units. Wood Street House hosts 318 units plus
amenities!
As our new SBSM, you’ll be the go-to person for making sure everything building-services-related runs smoothly - from managing
in-house teams and contractors, to overseeing planned, reactive, and project maintenance. You’ll play a key role in onboarding
this new development, working closely with internal teams and stakeholders.
We are looking for someone to start with us in August to support the mobilisation of Tai Afon, due to open early 2026.

What will you do?
* Leading the Team - Be a visible leader, championing our values while setting clear goals and supporting your team to shine.
You’ll drive performance, lead one-to-ones, and keep the team engaged and motivated
* Keeping Things Safe & Compliant - Stay on top of all statutory and safety requirements for our residential building. From fire
and legionella checks to compliance records and audits — you’ll make sure we tick every box and act fast when something’s off
* Maintenance Matters- You'll plan, schedule and oversee both planned and reactive maintenance to keep everything running
smoothly. Think lifts, pumps, HVAC and more. You’ll coordinate contractors, keep disruption low, and make sure everything’s up
to spec
* Managing Contractors - Bring on the right partners, keep them compliant and performing to standard. You’ll do the onboarding,
hold regular reviews, and make sure everyone delivers
* Building Safety First - Champion compliance with the Building Safety Act 2022. Keep safety files up to date, spot risks early,
and make sure residents and stakeholders are always in the loop
* Keeping an eye on spend - Manage budgets wisely, flag overspends, and look for savings. You’ll support annual FM budgets and
deliver regular reports that drive smart decisions
What are we looking for?
* Hands-on experience managing large BTR or PBSA buildings
* Experience managing public spaces
* Strong knowledge of M&E systems, with a focus on statutory compliance
* Proven experience leading a multi-skilled team
* Confident building strong relationships with contractors and suppliers
* Solid understanding of residential building services and what great service delivery looks like
* Comfortable using Microsoft Office (Word, Excel, Outlook) and compliance systems (training provided)

* IOSH Managing Safely
* BIFM Level 4 (or working towards it)
