About the Company
This subcontractor primarily operates within the residential development sector, working closely with leading house builders and private developers.
They undertake a diverse range of projects, typically ranging from £1.8 million to £18 million.
Core services:
- Groundworks & Foundations: From initial design and costing to the complete groundwork and creation of robust foundations for new homes.
- Sewerage & Drainage Systems: Designing and installing comprehensive sewer and drainage networks, ensuring environmental protection and efficient water management.
Responsibilities for Senior Quantity Surveyor
Managing 3-4 jobs at any one time - valued between £20k - £5mill.
Commercial Management & Cost Control:
- Cost Planning and Estimation: Preparing detailed cost estimates for groundworks projects, including materials, labour, plant, and subcontractor costs, from initial tender through to final accounts.
- Budget Management: Monitoring and controlling project costs against budget, identifying and implementing cost-saving measures (value engineering) where possible.
- Forecasting: Producing accurate cost and value forecasts, cash flow projections, and regular financial reports for internal management and clients.
- Risk Management: Identifying commercial risks associated with groundworks projects (e.g., unforeseen ground conditions, weather delays) and developing strategies to mitigate them.
- Variation Management: Accurately measuring, pricing, negotiating, and agreeing on costs for variations or changes to the project scope.
Contractual & Legal Compliance:
- Contract Administration: Drafting, reviewing, and managing main contracts and subcontracts specific to groundworks, ensuring compliance with contractual obligations. This often involves working with standard forms like NEC or JCT, adapted for subcontracting.
- Tendering and Procurement: Overseeing the procurement process for subcontractors and suppliers, including preparing tender packages, analysing bids, and negotiating terms to secure the most competitive and compliant proposals.
- Claims Management: Managing and resolving contractual disputes and claims, both with clients and subcontractors.
Project Execution & Collaboration:
- Client and Stakeholder Liaison: Building and maintaining strong relationships with clients, their representatives, and other third parties involved in the project, particularly regarding commercial issues, payments, and variations.
- Internal Collaboration: Working closely with project managers, site managers, engineers, and other operational staff to ensure projects are delivered efficiently, safely, and within budget.
- Site Visits and Valuations: Regularly visiting sites to measure and value completed works, assess subcontractor payment entitlements, and process payments.
Leadership & Mentorship:
- Team Leadership: Leading and mentoring junior quantity surveyors and other commercial team members, providing training and development opportunities.
- Process Improvement: Contributing to the development and improvement of commercial management systems and procedures within the company.
Requirements for Senior Quantity Surveyor
Experience:
- Proven experience (typically 5+ years) as a Quantity Surveyor in the Civils industry, with a strong track record of successful project delivery from a contractor's perspective.
- Demonstrable experience managing projects through their full lifecycle, including pre-contract (estimating, tendering) and post-contract (cost control, variations, final accounts).
- Experience with various forms of contract
- Experience in the relevant sector (Groundworks for New housing) is highly desirable.
Technical Skills:
- Strong numerical and analytical skills with meticulous attention to detail.
- Proficiency in Microsoft Office Suite, particularly advanced Excel skills.
- Familiarity with relevant surveying software and cost databases.
- Solid understanding of construction methods, materials, and processes.
Other Requirements:
- Full UK driving license and willingness to travel to project sites as required.
- Commitment to health and safety regulations and quality standards.
- Working hours: 07:30am - 17:00pm (no Hybrid working)
