Role overview
We’re searching for an incredible Senior Building Services Manager to join the team to support our Co-Living communities across
three sites, The Palm House, Sunday Mills and Florence Dock!
You will be responsible for leading in-house teams and supply partners to deliver high-quality, cost-efficient planned, reactive
and project building services.
Folk is the UK’s leading Co-living brand. Launched in October 2021, Folk is now home to over 1000 residents across three
buildings, all of which were voted in the Top 5 Co-living spaces in London by Homeviews.
Folk is on a mission to make renting better by offering its residents a more stress-free and social way of renting, with private
studio apartments, access to incredible shared spaces like a gym, co-working space and roof terraces, a vibrant weekly events
programme and a hassle-free all-inclusive bill. Folk is at a pivotal point in its growth. Having successfully launched its first
three communities, Folk is looking to open more co-living spaces in the coming years and is looking for highly motivated, switched
on and down-to-earth individuals that are willing to roll up their sleeves and do whatever it takes deliver on our mission. If

This role requires travel between Harrow, Earlsfield and Battersea each week.

What will you do?
* Leading the Team - Be a visible leader, championing our values while setting clear goals and supporting your team to shine.
You’ll drive performance, lead one-to-ones, and keep the team engaged and motivated
* Keeping Things Safe & Compliant - Stay on top of all statutory and safety requirements for our residential buildings. From fire
and legionella checks to compliance records and audits — you’ll make sure we tick every box and act fast when something’s off
* Maintenance Matters- You'll plan, schedule and oversee both planned and reactive maintenance to keep everything running
smoothly. Think lifts, pumps, HVAC and more. You’ll coordinate contractors, keep disruption low, and make sure everything’s up
to spec
* Managing Contractors - Bring on the right partners, keep them compliant and performing to standard. You’ll do the onboarding,
hold regular reviews, and make sure everyone delivers
* Building Safety First - Champion compliance with the Building Safety Act 2022. Keep safety files up to date, spot risks early,
and make sure residents and stakeholders are always in the loop
* Keeping an eye on spend - Manage budgets wisely, flag overspends, and look for savings. You’ll support annual FM budgets and
deliver regular reports that drive smart decisions
What are we looking for?
* Hands-on experience managing BTR or PBSA buildings with 300+ units
* Experience managing public spaces
* Strong knowledge of M&E systems, with a focus on statutory compliance
* Proven experience leading a multi-skilled team
* Confident building strong relationships with contractors and suppliers
* Solid understanding of residential building services and what great service delivery looks like
* Comfortable using Microsoft Office (Word, Excel, Outlook) and compliance systems (training provided)

* IOSH Managing Safely
* IWFM Level 4 (or working towards it)
