Basic DBS disclosure
Driving Licence - desirable
Skills & Experience:
Diploma in Surveying, Property and Maintenance Level 3.
Membership of a relevant professional body e.g. RICS or CIOB.
Knowledge of the Social Housing Sector and awareness of its regulations.
A demonstrable knowledge of building construction, building standards, planning regulations, regulatory standards, health & safety and other legislation relevant to asset management.
Knowledge of financial management and controls within a contractor management and day to day repairs delivery context and ability to flag adverse spend and mitigate risks of overspends.
Excellent communications skills, both oral and written with colleagues, residents, service providers, contractors, consultants and other stakeholders.
Effective liaison skills with staff, residents, service providers, contractors and consultants.
Desirable:
Experience of successful working in Repairs & Maintenance in a housing association or local authority
What's involved with this role: As a Maintenance Surveyor, you’ll lead on pre- and post-inspections for responsive repairs, voids, and cyclical works, including complex repairs and specialist surveys like LDR and LCDM. You’ll work closely with residents, leaseholders, and stakeholders to ensure high-quality, timely delivery with minimal defects. Managing contractor performance on-site, you’ll help deliver a regional budget to standard, ensuring compliance, value for money, and excellent customer satisfaction.
Key duties:
Lead on complex repairs and manage the delivery of LDR and LCDM surveys, ensuring accurate diagnostics, timely resolutions, and full compliance.
Carry out thorough pre- and post-inspections, prepare technical reports, and provide expert advice to guide decisions on repairs and property conditions.
Manage disrepair claims and environmental health cases, liaising with legal teams to protect the organisation’s interests and meet statutory obligations.
Monitor contractor performance on-site, ensuring quality control, minimal defects, and works delivered on time and within agreed £2m+ budgets.
Support budget management, review contractor payments, and contribute to continuous service improvement through data-led insights and customer feedback.
