Skills & Experience:
Knowledgeable on relevant legislation and regulation.
A wide variety of knowledge of welfare benefits and an ability to apply knowledge to different scenarios.
Experienced in housing and have a working knowledge of supported housing and tenancy management services.
Excellent communication skills - able to communicate effectively with all stakeholders using a variety of mediums.
Able to make swift and sound decisions, even difficult ones, without reference to others in the best interest of the organisation and customers.
What's involved with this role: As a Rent Income Advisor, you will focus on maximizing rental income and minimizing tenancy breakdowns by effectively managing arrears. You will monitor and take prompt action on outstanding arrears, including initiating legal proceedings when needed. Additionally, you will support tenants in maximizing their income by offering advice on welfare benefits, housing benefits, and debt management, working closely with partners and customers to prevent further arrears.
Key responsibilities:
Manage and collect rent arrears, former tenant arrears, service charges, and garage rents, using housing management systems and authorizing legal action when necessary.
Work with tenants facing financial difficulties, offering advice, negotiating payment plans, and referring to partner agencies as needed.
Promote a rent-first culture within the team and organization.
Prepare legal documentation for Court hearings and Tenancy Review Panels.
Conduct tenant interviews and home visits, offering tailored solutions in line with policy and legislation.
Assist with benefit assessments and encourage tenants to access available benefits, grants, and support programs.
Represent the organization in legal proceedings, including presenting cases and giving evidence in Court.
Oversee evictions and assist with property possession when required.
