Working hours: 36 M- F (Friday 12.30 pm finish)

Due to a retirement, we have a rare opportunity for an experienced Operations Manager (Estates Services/Grounds Maintenance) to join Gentoo’s Property team, based at our Doxford Park, Sunderland head office.
It’s an exciting time of transformation at Gentoo as we redesign our Estates Services and Grounds Maintenance offering. This role reports directly to our Assistant Director of Maintenance Operations, overseeing Repairs and Maintenance, Empty Homes, and Estates Services.
You will be responsible for the Estates Services team that operates across the City of Sunderland, where you will lead and inspire by developing and delivering high-quality Estates and Grounds Maintenance services across the Gentoo Group. You will oversee Estates Managers, who manage Assistant Estates Managers, Estates Operatives, Agricultural Engineers, and Tree Surveyors.
The role is subject to a basic DBS paid for by Gentoo.

Responsible for the operation, direction and delivery of Estate and Grounds Maintenance services, including all open spaces, void property external areas and the Group’s tree management programme.
Ensure that all work is completed to the agreed standard, timescale, cost and quality and the effective management of all performance indicators.
Support the Assistant Director of Maintenance Operations in the development and delivery of a high-quality Estates Service so that work and resources are effectively planned and managed to maintain Gentoo Grounds Maintenance requirements.
Ensure legislative and Regulatory requirements are met and that service delivery meets the needs of all internal and external customers and stakeholders.
Provide specialist advice on Estates Services and Grounds Maintenance related activities.
What we are looking for:
Demonstrable experience in a similar senior role, with previous responsibility for a complex Estates Service or Grounds Maintenance portfolio.
A full UK driver's licence.
A high level of experience in leading significant estates or grounds maintenance services, setting and achieving KPIs and managing resources effectively.
Proven experience in managing large budgets, and operating commercially, with a commitment to ensuring value for money.
Demonstrable understanding of all relevant health and safety-related matters and regulatory requirements of a landlord.
Demonstrable knowledge of health and safety, building safety, fire safety and machinery safety and maintenance.
Knowledge of social housing sector regulation.
Demonstrable knowledge of cyclical tree management and environmental legislation.
The ability to review data and information and make this relatable to non-technical colleagues.
