Property Area Manager :-

Job description:-

Manage block residential portfolio in accordance with the leases/transfers, RICS Codes of Practice, ARMA rules
Ensure all emergency systems are in full working order and events documented as required.
Ensure that buildings are fully maintained to the required standard as per the terms of the lease.
Manage contractors, in order that buildings are fully maintained to the required standard.
Respond to emergency out of hours call and take action accordingly.
Attend AGMs/residents meetings as required.
Deal with leaseholder/Director queries in relation to annual accounts, budgets, expenditure and maintenance.
Send communications to leaseholders and residents , in relation to issues and updates at the property.
Follow up and sign up new business leads.
Prepare and ensure individual budgets for properties are accurate
Ensure section 20 Landlord Tenant Act, major works consultation procedures are carried out.
Maintain a profitable region and improve profitability.
Agree scopes of works (where required) for repairs and instruct surveyors, as required
Assist with collection of service charge arrears (attendance at court to give evidence if necessary).
Managing 35+ residential blocks in the east midlands area

Role Requirements -

Essential:
Hold a clean driving licence with a maximum of 3 points
Honest and Hard Working
General IT experience (inc Microsoft Office)
Related Experience

Advantageous:-
Block residential Management experience
MIRPM
Property Management system IT experience.
Section 20 experience

Package:-

· £30-40,000 pa (experience depending)
· Increasing holiday allowance with time served
