Due to retirement, a Principal Assistant Valuer role has become available in the Strategic Property team.

You will be working alongside a professional team playing a key role in managing the County Council’s property assets including carrying out informal valuations, rental negotiations, and providing advice on and negotiating property acquisitions, disposals and redevelopment schemes for the Council.

You will work with service areas and other stakeholders to ensure that their requirements are met and help achieve continuous improvement in customer satisfaction. In addition, the role will entail working with members, senior officers, committees, sub-groups and the Council’s Cabinet, providing reports and advice as required.

Main Responsibilities

Some of your main responsibilities will include:

  • carrying out informal appraisals of land and buildings for internal departments
  • negotiation of property sales and acquisitions, including both freehold and leasehold properties
  • managing the Council’s existing property estate including carrying out rental negotiations at rent reviews and lease renewals and implementing ways of maximizing income to the County Council from its property assets
  • responsibility for preparing reviews and feasibility studies related to the use, management, acquisition, disposal and development of land and buildings
  • preparing terms and conditions to finalize legal documents in conjunction with the County’s legal services team
The Ideal Candidate

We are looking for you to have:-

  • a relevant professional degree or equivalent level qualification or experience
  • RICS or equivalent qualification
  • a good standard of technical and property expertise as well as a proficiency in written communication and report writing
  • demonstrable experience of working within the estates and valuation fields, preferably within a similar governmental organisation
  • experience of providing independent, impartial, professional property advice to public sector organisations
  • knowledge of relevant legislation, national performance standards, and statutory requirements
  • an awareness of local authority governance and financial regulations
  • experience of collaborating closely with other professionals in the property field including solicitors, planners, facilities managers, and externally appointed agents
