Crynodeb
Senior Building Surveyor with previous experience of working in the construction and/or property/maintenance industry, excellent communication, interpersonal and leadership skills who has good knowledge of budgets and cost control principles is required to join a well-established housing association.
SALARY: £58,000 - £60,000 per annum + Generous Benefits (see below)
LOCATION: Hybrid working and flexible across different patches in London. You may also be required to visit patches in Staines, Winchester and Oxford
JOB TYPE: Full-Time, Permanent
WORKING HOURS: 35 hours per week, Monday to Friday
KEY REQUIREMENTS: You must hold a full UK Driving Licence and have access to a vehicle
JOB OVERVIEW
We have a fantastic new job opportunity for a Senior Building Surveyor with previous experience of working in the construction and/or property/maintenance industry, excellent communication, interpersonal and leadership skills who has good knowledge of budgets and cost control principles.
As the Senior Building Surveyor you will be responsible for overseeing and managing complex surveying activities related to the organisation’s property portfolio.
The role involves ensuring the integrity, safety and compliance of housing assets through effective surveying practices and project management.
Working as the Senior Building Surveyor you will be seen as a technical expert in your field and will undertake a wide range of services including specification writing, enforcement inspections, producing detailed reports, repairs diagnostics and related project management duties.
DUTIES
Your duties as a Senior Building Surveyor will include:
Overall
• Manage and maintain the property portfolio through regular surveys, inspections, and assessments
• Develop and implement strategies for optimising the condition and performance of housing assets
• Collaborate with maintenance teams to plan and schedule property repairs, renovations, and improvement projects based on survey findings
Compliance and Regulations
• Ensure that housing properties comply with relevant building codes, safety standards, and regulatory requirements
• Stay informed about changes in legislation and industry standards affecting housing associations
Surveying and Inspection
• Conduct property surveys and inspections to assess the condition of housing units, common areas, and external structures
• Use survey data to identify maintenance needs, potential risks, and opportunities for improvement
• Provide focused expert advice on matters associated with damp and condensation, including thorough investigation
• Assist in managing complex projects, particularly major repairs
• To ensure that all projects are CDM compliant
• Provide professional and technical advice and produce reports on all relevant matters within the scope of the service
• Processing out of contract requests, checking, challenging, and approving the correct repair solution
Financial
• Maintain a good understanding of financial budgets and cost control utilising NHF Schedule of Rates (M3NHF)
• Monitor project expenditure and ensure cost-effective solutions without compromising quality
• Specification writing and tendering of works
• Responsibility for checking and authorising invoices for works provided by contractors
Risk Management
• Identify and implement controls to monitor and report on key areas such as cost, programme, and Health & Safety
• Monitor Key Performance Indicators
Complaints
• Proactively implement service recovery to ensure that complaints are mitigated
• Ensure complaints are investigated and then closed down relevant to your area
This post will have line management responsibility for 5-6 Surveyors.
CANDIDATE REQUIREMENTS
• HNC/Degree in surveying, civil engineering, construction, or a related field
• Professional membership RICS
• Previous equivalent experience working in the construction/maintenance industry
• Working experience of housing regulations, buildings codes and safety standards
• Social Housing qualification and/or experience
• Fully conversant in Microsoft applications and the ability to produce and write technical specifications, letters and reports
• An enhanced knowledge of the causes and remediation of damp and mould
• An enhanced knowledge of Construction Design and Management Regulations 2015 (CDM)
• Fully conversant with HHSRS and requisite legislation
• Fully conversant with NHF Schedule of Rates (M3NHF)
• Excellent communication and interpersonal skills
• Good knowledge of budgets and cost control principles
• Experience of working with EHO and legal disrepair
• You must hold a full UK Driving license and have access to a vehicle
