We’re searching for an incredible Property Services Manager!
This role is based in Manchester and you will lead on the delivery of on-site building services, ensuring our properties are well
maintained, and fully complaint with all applicable regulations.

What will you do?
* Lead on the delivery of on-site building services, ensuring our properties are well maintained, and fully complaint with all
applicable regulations.
* Review, develop and consistently improve delivery of our on-site building and leisure services, leading the team to deliver
outstanding customer service.
* Ensure clear objectives, work standards, aims and goals are in place for the whole team.
* Work in partnership with colleagues across the department to ensure service delivery is provided in accordance with the
Management Agreement.
* Develop site specific guidance for the Leisure and Building Services Assistants, ensuring each property has a robust plan for
statutory compliance and testing of all assets on site.
* Ensure consistent standards are set across the whole portfolio for all work completed by the Building Services Assistants.
* Develop and maintain strong partnerships with internal stakeholders, ensuring the site teams are responsive and reactive to
client requirements, or specific issues and projects on site.
* Work in partnership with all internal stakeholders, contractors, and suppliers to ensure third party suppliers working on site
have the relevant permits to work, risk assessments, method statements and all other requirements to ensure they can work
safely on site.
* Foster a culture of safety, quality, and excellence throughout the service.
* Support the wider team with delivery of cyclical works projects, ensuring the site teams work in partnership with contractors,
suppliers, internal colleagues and customers.
* Provide technical input and advice across the business relating to management of Leisure services, ensuring statutory
compliance and safe working practices are adhered to.
* Provide technical input and advice across the business relating to the management of building services, ensuring the right
level of resource is provided at each site, and that the site teams are adequately trained, supported and monitored.
* Take ownership of continually reviewing and improving delivery of our on-site leisure and building services.
* Contribute to effective financial management, working with colleagues to ensure service charge budgets include adequate
provision for leisure and building services.
What are we looking for?
* Member of the Institute of Work and Facilities Management (desirable).
* Proven experience managing on site building and leisure services, ideally in high-rise residential buildings.
* A thorough understanding of the Building Safety Act 2022, Fire Safety Act 2021, and all applicable legislation and regulations
relating to residential buildings.
* First-class communication skills, both verbal and written, together with strong listening skills with an ability to articulate
complex information to clients and colleagues.
* Effective analytical and decision-making skills.
* Strong communication, influencing, and relationship-building skills.
* Proactive approach and the ability to work in a dynamic environment.
* High levels of energy, enthusiasm, and passion for personal and team development.
* Proficiency in Microsoft 365 and other relevant software.
