We are looking for a Property Manager to cover our properties in Bristol (121 beds across two sites) and Exeter (27 beds across two sites). Responsibilities include but are not limited to:
o Responsible for directly selling all beds as per the individual property letting strategy, including marketing, responding to enquiries, arranging and conducting viewings as well as completing booking admin via our online booking system.
o Ensuring all student rent payments are collected on time and chasing up any missed payments, as well as following the company debt procedure to take relevant action for any students falling into arrears .
o Managing the budgets for each site and ensuring all costs are kept below the targeted budget, as well as reporting to the Regional Manager on a monthly basis to highlight any variances. To do this, the Property Manager will ensure all works are quoted and approved before going ahead, raise purchase orders and process all invoices on time each month.
o Organising and ensuring all compliance/H&S requirements are met and relevant certification is uploaded into the system in a timely manner.
o Be responsible and accountable for the external and internal standards within each property, to ensure that each building is clean, presentable and functional by carrying out regular building walks and property audits.
o The Property Manager will manage the Maintenance Operative working in Bristol to ensure all student maintenance jobs are logged, prioritised and fixed in a timely manner. Where a maintenance job cannot be fixed by the in-house Maintenance Operative the Property Manager will support them to source external contractors to resolve.
o Respond to all student enquiries via telephone and email within the company SLA, using our CRM system to collect customer details and records.
o Conduct termly inspections of each flat and report any maintenance issues, cleaning or damage to be undertaken for each room.
o Support students with the move-in/move out process and provide any information required in advance to ensure that the students have a smooth experience.
o Plan and deliver the ‘turnaround’ for each flat over the summer period – including arranging deep cleans, booking maintenance works and carrying out any required inspections to ensure rooms are ready for students to move into.
o To plan and hold monthly student experience events at each property.
• Candidate profile:
We are looking for someone with previous property management experience that is used to working in a high-paced environment, the successful candidate will be organised and able to effectively plan their own time which is limited due to the part time nature of the role. The buildings in Bristol and Exeter are small and do not currently have office/reception space which means the successful candidate will need to be flexible with their working location and able to travel. As a general rule we will only expect the Property Manager to visit Exeter once per month, however initially and at certain times of the year this may increase/decrease dependent on need.
