About the role
We are looking for a Residential Scheme Manager – to join our Leasehold team. This role is site based and the successful candidate must be willing/able to live on site in accommodation provided - Boundary Court, 105 Gatley Road, Cheadle, SK8 1LX.
The accommodation is provided rent free you just pay the usual energy bills and council tax.
You will live in a no.3 Patterdale, 2 bedroomed ground floor flat with it's own front door & garden and you can access the communal gardens.
The purpose of this role is to provide intensive housing and building management services, at Onward sheltered housing schemes (over 55+) enabling tenants to live confidently and independently in their own homes and ensuring Onward meet its health & safety and compliance requirements.
Responsibilities
Service Delivery
Provide each tenant with an agreed level of intensive housing management. Respond to tenant and scheme emergencies.
Provide a ‘Buddy’ Scheme Manager Service at other Onward properties as and when required.
Health & Safety Compliance
Ensure that the Sheltered Housing scheme meets the regulatory standards for all health and safety and compliance requirements.
Ensure the property log books are up to date and all requirements are met.
Building Management
Manage day to day running of scheme, including reporting communal repairs to the Leasehold Specialist health and safety concerns, reducing risk and ensuring security of the building is maintained.
Report and monitor performance of repairs and service contracts.
Partnership Working
Liaise with health and social care providers, voluntary agencies, and others assisting tenants to maintain their accommodation.
Develop processes of direct communication with tenants, relatives of tenants, the wider community and external parties.
Neighbourhoods
Ensure all voids, lettings and housing management issues are communicated to the Leasehold Specialist ensuring collaborative working.
Ensure that effective, sensitive management practices are maintained by implementing Onward management procedures within the scheme.
Line Management & Leadership
Provide line management and leadership, managing resources to ensure that objectives are achieved.

What are we looking for?
The successful candidate must be willing/able to live on site in accommodation provided.
Experience of dealing with older people in a service environment.
Experience of building management and compliance requirements.
Relevant knowledge of Health and Safety policies and risks.
Ability to work on your own initiative as part of a dispersed team.
Skilled communicator with excellent customer service skills.
Experience of working proactively to improve services and customer satisfaction.
IT skills – Microsoft office up to an intermediate level.
Satisfactory Disclosure Barring Service (DBS) reference.
A Full UK Driving Licence and access to your own car.
