Summary

We're looking for an analytical, technically skilled, and forward‑thinking Void Pre‑Planning Officer, based in the Midlands, to help transform how we plan, forecast, and manage our void properties.

This is a key role within our Platform Property Care (PPC) team, focused on shifting our voids service from a reactive “keys-received” approach to a proactive, predictive planning model improving turnaround times, cost control, and customer outcomes.

What could you be doing?

You'll turn tenancy notifications into sharp, insight‑driven pre-void plans that forecast cost, complexity and risk before the keys are received. You'll blend technical know‑how with strong data instincts to spot high‑risk or high-cost voids early, reviewing repairs history, asset data and compliance information you'll own accurate forecasting, maintain a clear and trusted national pipeline, and keep teams aligned with confident, timely communication. And you won't just support continuous improvement—you'll drive it, supporting development of smarter tools, better data, and a more proactive way of working across our entire voids service.

Who we are looking for:

We're looking for someone with the perfect blend of technical property knowledge, combined with analytic and planning capability.

Essential:

-Relevant qualification in construction, building maintenance, housing, property management, or planning.

-A Trades qualification or equivalent technical

-Experience in housing repairs, voids, property maintenance, or asset management.

-Ability to interpret repairs history, stock condition, and compliance data.

-Experience with direct delivery teams or contractor frameworks.

-Strong analytical, organisational, and problem‑solving skills.

-Confident communicator with the ability to influence multiple teams.

-Strong digital skills and ability to work across multiple systems.

Desirable:

-Experience in planning, scheduling, or forecasting roles.

-Experience supporting void refurbishment or planned maintenance programmes.

-Knowledge of social housing compliance standards.

-Experience using planning software or reporting dashboards.

-Awareness of key compliance areas (gas, electrical, damp & mould, asbestos).

This role is home based however the ideal candidate needs to be based centrally, in the Midlands: the Birmingham area, Staffordshire, Derbyshire, or Nottinghamshire. You would need a full driving licence as there would be regular travel to offices. Our hubs and offices are located in Birmingham Business Park, Worcester, Matlock, Newark, Market Harborough and Louth.

Any required travel will be reimbursed in line with our current policy and current Inland Revenue Mileage rates. Car parking at our offices is free.
