Your new company
A public sector organisation in South Wales is looking for an experienced Senior Asset Surveyor to take ownership of their portfolio and help drive forward the organisation's long‑term investment and compliance strategy. This role is ideal for a seasoned surveyor with strong public‑sector or housing association experience who can work autonomously and influence key decision makers.
Your new role
- Lead on the delivery of condition surveys across a mixed public sector estate
- Identify defects, prioritise remedial works, and produce detailed technical reports
- Provide lifecycle forecasting to support long‑term capital planning
- Contribute to the development and delivery of the organisation's Asset Management Plan
- Advise on property disposals, acquisitions, and estate optimisation
- Support senior leadership with data‑driven recommendations on maintenance and investment
- Ensure statutory compliance across the estate (asbestos, fire safety, accessibility, etc.)
- Oversee contractor performance and ensure all works meet regulatory standards
- Maintain accurate asset data and records within CAFM systems
- Act as client representative on refurbishment and minor capital projects
- Prepare specifications, tender documentation, and feasibility studies
- Monitor project progress, budgets, quality and compliance through to handover
- Support energy‑efficiency and decarbonisation initiatives across the estate
- Provide technical advice on improving EPC ratings and reducing carbon emissions
What you'll need to succeed - A degree or HNC/HND in Building Surveying, Construction, or a related discipline
- Professional membership with RICS (MRICS/AssocRICS) or actively working towards it
- Strong technical background in condition surveys, building pathology, and asset management
- Solid understanding of public sector compliance requirements including asbestos, fire safety, CDM, and accessibility
- Experience managing refurbishment or minor capital projects from inception to handover
- Confident producing high‑quality technical reports and lifecycle assessments
- Ability to analyse asset data and make informed, strategic recommendations
- Strong communication skills with the ability to work effectively with stakeholders, contractors, and internal team
