We're looking for a Commercial Manager who will act as the commercial authority for a Hard FM contract, ensuring robust pricing, cost validation, contract compliance and timely commercial delivery in line with contractual obligations and client SLAs. The postholder will operate as the single point of contact for commercial and finance matters on the account, providing contractual advice to operational teams and leading commercial engagement with the client.

Role Responsibilities:
-Provide commercial and contractual advisory support to the account team, ensuring full understanding and compliance with contract terms, deliverables, and key SLAs.

-Maintain and govern the contract pricing model, ensuring it remains fully up to date and reflects all agreed variations and commercial changes.

-Act as gatekeeper for all contract variations, ensuring Early Warning Notices (EWNs), variation submissions, approvals and client sign‑off are progressed and tracked in a timely manner.

-Ensure all additional works and project-related queries are clearly defined, commercially assessed, and formally agreed with the client prior to execution.

-Provide advice and guidance on contractual matters, risk exposure and commercial implications to operational and leadership teams.

-Validate subcontractor quotations, project costs and contract PPM pricing to ensure value for money and contractual compliance.

-Review and challenge costs where required, driving internal performance and cost control disciplines.

-Support subcontractor performance management from a commercial perspective, including cost, value delivery and compliance with agreed rates and scopes.

-Oversee the preparation and submission of monthly fixed and variable applications for payment, ensuring accuracy and submission within contractual timelines and client SLAs.

-Liaise with client stakeholders to secure approvals, resolve commercial queries and maximise invoicing, cash collection and accrued income recovery.

-Respond to client commercial and financial queries in a timely, professional and solution‑focused manner.

-Support the Operations team and Finance teams in the management of Work in Progress (WIP), accrued income and debt.

-Review and agree WIP positions with operational teams prior to billing, ensuring accuracy and auditability.

-Prepare commercial packs and documentation for commercial review meetings and Period Review Meetings, ensuring actions are tracked and closed.

-Drive process improvements across internal commercial and operational functions to strengthen supporting evidence for client applications and audits.

-Ensure account teams are fully aware of contractual obligations and that these are consistently met in delivery.

-Lead commercial meetings with the client, representing the organisation professionally and confidently.

-Line manages a team of four Assistants, setting clear objectives and supporting their professional development.

Required Qualifications:Essential
-Proven experience as a Commercial Manager within Hard FM, infrastructure or regulated environments.

-Strong understanding of contract pricing, variations, EWNs and applications for payment.

-Demonstrable experience pricing project works and validating subcontractor costs.

-Sound commercial acumen with the ability to interpret and apply complex contractual terms.

-Experience managing WIP, accrued income, debt and invoicing processes.

-Ability to work to defined client SLAs and drive internal performance to meet them.

-Strong stakeholder management skills, including direct client engagement.

Desirable
-Experience working on public‑sector infrastructure contracts.

-Knowledge of NEC or similar contractual frameworks.

-Degree or professional qualification in Quantity Surveying, Commercial Management, or a related discipline.
