Summary

Freelance Quantity Surveyor - New Build Housing
Location: Warrington

We are currently seeking an experienced and commercially astute Quantity Surveyor to join our team working on residential new build housing developments in Warrington and the surrounding areas.

Key Responsibilities
  • Prepare and manage cost estimates, budgets, and cash flows for new-build housing projects.

  • Conduct detailed cost analysis and value engineering to optimize project profitability.

  • Produce accurate tender documentation and assist in contractor selection.

  • Manage contracts, variations, and claims in accordance with industry standards and company policies.

  • Monitor and report on project costs, identifying risks and opportunities for cost savings.

  • Collaborate closely with project managers, architects, engineers, and contractors.

  • Ensure compliance with statutory regulations and health & safety standards.

  • Prepare interim and final account settlements for projects.

Requirements
  • Proven experience as a Quantity Surveyor, preferably in the residential or new-build housing sector.

  • Degree or HND in Quantity Surveying, Construction Management, or related field.

  • Strong knowledge of construction contracts (JCT, NEC, etc.) and procurement processes.

  • Excellent numerical, analytical, and problem-solving skills.

  • Proficient in industry software (e.g., CostX, PlanSwift, Excel).

  • Strong communication and negotiation skills.

  • Ability to work independently and as part of a collaborative team.
