We are looking for a proactive and detail-driven Facilities Caretaker to take pride in the day-to-day operation of a busy
multi-use estate, corporate offices and commercial retail tenants.
This is a key on-site role, combining practical facilities management with strong tenant engagement. You’ll be the eyes, ears, and
first point of contact on the estate—ensuring it is safe, clean, compliant, and running smoothly at all times.
The Role
As Facilities Caretaker, you will be responsible for the effective daily management and presentation of the estate, working
closely with tenants, contractors, and management. You’ll identify issues early, think creatively to solve problems, and maintain
high standards across all internal and external areas.
Building strong working relationships with occupants is essential—tenants should feel confident approaching you with concerns,
knowing they will be handled professionally and efficiently.
Key Responsibilities
Estate Operations & Maintenance
* Ensure the estate is safe, clean, and fully operational on a daily basis
* Carry out routine inspections of buildings, roofs, plant rooms, and external areas
* Undertake light maintenance and minor repairs, including painting and decorating
* Monitor health & safety compliance and report hazards promptly
* Record meter readings and complete regular checks (lighting, emergency systems, taps, drainage)
Grounds & External Areas
* Maintain car parks, pathways, planters, green roofs, and landscaped areas
* Jet wash hard surfaces, entrances, bin stores, and remove graffiti or staining
* Inspect signage, lighting, bollards, railings, and outdoor furniture
* Monitor drainage, gullies, gutters, and sump pumps—reporting any issues
Tenant & Contractor Liaison
* Act as a friendly, professional point of contact for tenants
* Communicate clearly and provide written reports where required
* Manage contractors on site: sign in/out, monitor works, and check quality
* Report antisocial behaviour, unauthorised vehicles, or security concerns
Back of House & Compliance
* Inspect plant rooms for leaks, corrosion, pests, or unusual activity
* Ensure emergency exits, fire routes, and service access areas remain clear
* Carry out emergency lighting flick tests and key audits
* Maintain high standards of housekeeping in all service areas

* Strong interpersonal skills with a genuine ability to build positive working relationships
* Excellent communication skills, including clear written reporting
* A proactive, solution-focused mindset with strong attention to detail
* Good understanding of health & safety and facilities operations
* Ability to work independently and take ownership of the estate
* SIA licence desirable (funding provided to obtain this if required)
