Serco are looking for a Building Services Engineer to join the SDW Contract in Bordon, Hampshire. Your role will be to deliver planned and reactive maintenance across Hard and Soft FM systems. The role covers electrical, mechanical, and specialist assets including BMS, UPS, fire safety, CCTV, access control, water hygiene, and critical HVAC.

As an Authorised Person (AP) under JSP375 and Serco Safe Systems of Work, you’ll manage permits, isolations, and safe handovers while using the CAFM system to plan and optimise maintenance. Based at SGS Oakhanger, with occasional travel to other sites, you’ll also participate in the on‑call rota with allowance provided.

The successful candidate will bring proven electrical expertise and hands‑on experience across critical building systems, while helping drive success within our FM team. Your skills in safe systems of work, risk control, and technical problem‑solving will ensure reliability and compliance across our operations, making you a key contributor to the strength and performance of the facilities function.
Main responsibilities of the role include:

Deliver first and second-line planned and reactive maintenance across Hard and Soft FM systems using the CAFM system for scheduling, prioritisation and record-keeping.

Maintain and fault-find on electrical systems (LV; HV liaison), mechanical plant, BMS, UPS/generators, fire alarms and suppression, emergency lighting, CCTV, access control, and water hygiene systems (including legionella controls).

Act as an Authorised Person (AP) under JSP375 and Serco Safe Systems of Work: issue, control and close permits-to-work; manage isolations; ensure safe handover and reinstatement.

Carry out statutory and mandatory inspections, testing and calibration; record results; and remedy defects to maintain compliance with relevant standards and contract requirements.

Perform risk assessments and method statements (RAMS) for tasks; ensure all activities are completed safely with appropriate PPE and tooling.

Coordinate and supervise Serco-approved subcontractors for specialist systems; review reports and certificates; verify quality and compliance; and close out actions.

Support the Site FM Manager with asset management: condition surveys, lifecycle planning, and spares/stock control.

Respond to out-of-hours incidents as part of the FM on-call rota; triage, make-safe, restore service where practicable, and escalate in line with incident management processes.

Use diagnostic tools and manufacturer software for BMS/UPS/CCTV/fire systems to identify root causes and implement corrective actions.

Ensure accurate and timely documentation: work orders, permits, test records, drawings/mark-ups, O&M updates, and compliance logs.

Support internal and external audits (H&S, compliance, quality, security) and implement corrective/preventive actions.

Contribute to continuous improvement: propose optimisations to PM routines, energy efficiency opportunities, and reliability improvements.

Maintain professional communication with customers and stakeholders; meet SLAs/KPIs; and provide clear updates on works and risks.

Any other reasonable task as requested by the Site FM Manager or Contract Manager.

What you’ll need to do the role:

Qualified Electrician (18th Edition desireable)
-
Inspection and test 2391/2 (training will be provided if not held)
-
Engineering qualification to BTEC National Diploma or City and Guilds
-
First Aid at Work
-
Authorised person in electrical, mechanical (training will be provided if not held)

Must be able to gain SC Security Clearance.

A valid driving license for car and van.

IPAF 3a/b license (Desirable – training will be provided if not held)

A good level of IT and MS Office skills
