Role overview
We are seeking an experienced and proactive Property Manager to manage a portfolio of Private Rented and Intermediate Rented properties within the A2Dominion portfolio. This role combines operational property management with exceptional resident liaison, ensuring a high standard of service delivery across multiple locations. You will work on a hybrid basis, spending three days per week in our Bristol office and the remainder working from home. Regular travel to sites will be required to carry out inspections and manage key responsibilities.
Key Responsibilities
Resident Liaison & Customer Service:
* Act as the primary point of contact for residents, resolving queries promptly and professionally.
* Liaise with internal teams, third-party providers, and operational colleagues to deliver effective solutions.
Property & Estate Management:
* Conduct planned estate and property inspections, ensuring timely follow-up and resolution of actions.
* Monitor and manage block expenditure and reporting to ensure services are delivered efficiently and responsibly.
Compliance & Legal:
* Ensure compliance monitoring is completed in line with schedules and legislation.
* Serve legal notices accurately, maintain detailed records.
* Ensure compliance monitoring is completed in line with schedules, legislation, and fire safety requirements.
Void & Tenancy Management:
* Implement empty property processes to minimise costs and lost revenue.
* Manage tenancy changes, including rent reviews, renewals, reference checks, right-to-rent checks, and issuing tenancy agreements.
About You
* Driving license and own vehicle (regular travel to properties in Bristol, Oxford, and London)
* Proven experience in property management within a residential setting.
* Strong interpersonal and communication skills – confident, approachable, and professional when engaging with residents in person, by phone, and via email.
* Ability to build and maintain effective relationships with internal teams and external stakeholders.
* Highly organised, with strong attention to detail and a proactive approach to problem-solving.
* Good working knowledge and experience of IT packages/software
